Selling in Scotland Clyde property or Pacitti Jones?

I'm putting our house on the market. A 3 bed semi in a nice part of Bishopbriggs. I have moved and my ex h is still in it but struggling to pay the mortgage. We bought in 2006 so do expect to lose a bit. In the past I remember Clyde property were good for sales but v expensive and Paccitti Jones were a bit cheaper but didn't advertise as widely, that was way back in the boom. So nowadays in a gloomier market should I opt for the better known EA or will it make any difference? Ideas anyone?

get a few agents in to quote you - just make sure they use Rightmove/Zoopla as that's the widest audience

the problem here at the moment seems to be unrealistic pricing. Corum are the worst for this.
get quotes and go with the agent that tells you it is worth the LEAST

The agent can only give you an indication of value. Real value will come from your home report.

So what does the home report outline then? Is it v detailed? We overpaid when we bought the house in 2006 so know price will have fallen. We also put in a new kitchen bathroom and porch but still need to finish some decorating. I just hope the plunge is not too deep! We're not in a chain but i'd like to just get it sold and move on.

Survey is the main thing for lending purposes so it has a valuation. It also has an energy performance certificate and a questionnaire.

If you weren't sure about selling I'd suggest a walk through valuation which costs about £100 and you then get a small reduction in your overall home report costs.

We will have to sell. The thing is that I'm in NI and xh is still in the house so it can be tricky getting his cooperation even though we simply cannot afford the house. I always wondered about surveys though as in past experience they usually came up with the exact figure that the buyer had offered. Though that was when property prices were more robust. I'm trying to get a painter in next week and then start getting EAs round.

We've used pacitti jones a couple of times. They do advertise in the GSPC which is widely read by house hunters in Glasgow, so I don't think advertising is a reason to choose Clyde over them.

Last time we used Corum, who seem to present properties a lot better than other estate agents and take a lot of time getting photos right which might make all the difference in this kind of market.

I wouldn't touch slater Hogg with a barge pole. They took some appalling pictures of my friend's house, I'm sure there would have been a lot more interest if they had been better

Not now. The home report needs to be completed before the property goes on the market. It is illegal to sell without one.

This means your buyers know right away what the valuation is. The survey will also give everything a 1, 2 or 3. One meaning no work required and 3 meaning essential maintenance needed.

If you had any 3's on your property I would strongly recommend having the work done immediately and then having the surveyor out to do a replacement so the actual live report is clear. That's what I tell my clients unless it is a big reno job in which case it doesn't matter.

Try and find an agent who is with GSPC and Right Move. Although Right Move isn't the b-all and end-all in Scotland as it is in England it is becoming more popular.

So which aspects are graded then?
Is it wiring/heating/decor/kitchen/bathroom that kind of thing? It sounds like a much fairer system I must admit for buyers, wish it had been put in place when we bought the house. Our bedroom floor is laminate and worse for wear and tear, should we just scrub it up and throw down some nice rugs or get it recarpeted do you think? The budget is tight but I guess if it might make a difference to attracting buyers it might be money well spent.

The house has cavity wall insulation but we were just about to get the loft insulated properly. Would that be worthwhile doing? The house is cosy and double glazed. I must say i prefer the sound of PacittiJ and prefer their website. Are Corum much more expensive do you think?

Yes, electrics, heating wiring, damp, roof, timbers etc

I'd clean it and put down some lovely rugs rather than replace.

Get them both round and see what they have to say

Get your loft insulated before your home report.

We used Pacitti Jones to sell our house in Bishopbriggs.

Strongly suggest that you don't even think of using them !! The brancch at the Cross at any rate.
Our buyer even called round to our house privately (before purchasing from us ) to advise us to change estate agents as they couldn't quite believe some of the things that the EA was doing...

Can I suggest Moving? They are based on Byres rd, small agency so we felt the service was a bit more personal.
Another vote for not touching Slater Hogg with a barge pole.

Mostly West End/North Glasgow but I think they do further afield as well.
Or maybe look at local solicitors in the 'Briggs area rather than going with a big estate agent? As long as they are on GSPC/Rightmove you've got what you need.

The website looks good x kitty i wondered if it would make sense to go with them as a lot of westend families do head to the suburbs for bigger houses and it is a 3 bed semi we're selling which is usually the next step from flat land. Then again I used to look in the windows of the EA in Bishopbriggs main st myself when I lived there. It'll take a week or two to smarten the house up anyway so that'll give me time to make up my mind I guess. I have a headache already at the thought of it.
