How long is reasonable before viewer

This is our third weekend of having our house on the market and we've still had no viewers. Estate agent did send out a home report to one alledgedly interested party nearly 2 weeks ago but we've heard nothing back from that. I'm worried we're overpriced as we've put it on at offers around the home report value but we're already losing a fair bit of money on what we paid and I'm sick at the thought of this without lowering asking price.

Really not sure if we've a lazy estate agent or if it's just a sign of the slow market. Estate agent hasn't phoned once since we put house on except to let us know he'd sent out the home report I already mentioned. Should he not have chased that up and got back to us? Even if it was just to say the purchaser wasn't interested or couldn't get funding or whatever the reason was.

I suppose I'm really just wondering if I should pay a visit to agent tomorrow but I really don't want to be 'that' customer that he hates but then again I do want to sell my house this century

Hi! House selling is a nightmare. We have dropped our price but we think our home report over valued us to start with by around 15k. Are you advertised on right move? If so you can ask to see the stats. Estate agent should be able to send you a report showing how many search results you came up in and how many people then chose to click on your to take a look. Ours then also shows the branch average as comparison. It doesn't really mean a huge amount but can be good to look at while you wait. Do keep on estate agents back too!!

Oh definitely be the customer he hates. Hassle him constantly. Then he will want you off his back and try to sell your place as quickly as possible.

Does sound odd, but I guess depends on the location. Are you on all of the websites? What direct marketing has he done ie how many emails, local paper ads etc?

Where I am there is a huge dirth of new properties, and last time we went on the market we had 3 viewings on the day we phoned the estate agent! Of the houses we are trying to buy, all on the same road, 1 is stupidly overpriced and has been on the market for over 8 months, the other 2 will have gone under offer in under a week.

We're on Zoopla and have the highest number of views for our area. Wondering if it's people just being nosey (like I do) or if there's something putting them off ie the price. Local agent did use rightmove but changed to Zoopla instead.

May take him a photo of me to attach to his dartboard :-)

Is Rightmove better to be on? Wondering if we should change to an agent who does use it. Though we've signed the exclusivity thing with agent. Our property is extended so quite a lot bigger than others in our street though we're only asking £4k more than the last property that sold. You do kind of have to view the house though to appreciate the space if you see what I mean

Not being on rightmove is very odd imo. I certainly wouldn't know that your house is on the market if you are only on zoopla, unless your estate agent had contacted me.

I agree Ladymuck. In our area most seem to be on Zoopla but it's not a website I was familiar with. We always search Rightmove but we're hoping to move out of the area. Will get onto agent tomorrow. Thanks

If house prices drop by 10%, then the house you are going to buy will have dropped by 10%, as well as the one you are going to sell.

No big deal unless you are a property speculator investor.

what area are you in?
and what's the interior of your house like?
there are 2 types of buyers - ones who want to do loads or a bit of work to get how they want and other who want to move in and unpack.
sometimes its worth spending 3/4k to redo the inside to get a quicker sale as any money spent on mortgage after you decide to sell is dead.

I know that piglet but cause we live in a cheaper housing area and are having to move to a more expensive area it makes things harder to try and get a comparable house when we're losing nearly 20k equity in our current home. It's trying to explain that technically we're not 'giving it away' to dh that is the problem. At the end of the day house only worth what someone will pay so think we may have to drop asking price £5k

We are in south west Scotland and house is immaculate. Honestly!! Kitchen and bathroom both new and every room just been decorated to sell house. Haven't replaced carpets but have shampooed them all though you wouldn't see carpets properly in pictures anyway so would only notice they weren't new if you actually viewed

I think being on RightMove is crucial, its the one site that everyone goes to so if you aren't on that you might not be being seen by people looking in your area. I don't think Zoopla has the same number of users.

I would say be on rightmove for sure. I know some smaller agents don't use it because its so expensive but I do think its the most used. Or s1 homes also seems popular. I would think your problem is that people are not seeing your house advertised so I would speak to agent about that perhaps before price.
