what's the best order to tackle these jobs?

I've lost all enthusiasm for tackling victorian terrace after damp proofing and plastering nightmares, but can't put these other jobs off forever. I'm thinking of tackling them in the following order, but is it nuts to do a major rebuilding/extension last?

the jobs:

  • painting exterior windows/door (during this one sash window will need replacing)
  • rebuilding small rotting drafty insecure conservatory at back of living room
  • re-pointing (this isn't a structural issue as far as I know, but we've got a bit of an ugly patchwork at the moment, and I suspect that if it's going to be done it should at same time as exterior painting, no? unless it's really expensive)
  • rebuilding/enlarging rotting kitchen extension
  • re-tiling roof (and maybe while we're at it putting a room and dormer window in attic)

Apart from the new extension, they are all repair and maintenance jobs, which will stop the house getting worse. So do the extenion last.

The roof will need scaffolding, and will be expensive, especially if you do a loft conversion at the same time. Get drawings done in advance so you can apply for planning and Building approval in good time.

If you arrange the scaffolding yourself, to the roofers requirements, you could have additional lifts put in at the same time for the pointing to be done. Most of the cost of scaffolding is erecting and dismantling. If the weather is good enough it will also make window painting and replacement easier. Do not repaint at the same time the pointing is being raked out or the new paint will be covered in grit. External painting must be done in very dry weather.

You will need co-operation from neighbours if scaffolding needs to stand on their land. Sometimes it helps if they want their pointing or painting done at the same time.

Scaffolding makes the burglar's job easier.

When I renovate I always do the extending first and the smaller jobs last.

yes but I was thinking the work might spread over months or years, in which case e.g. replacing a leaky roof will prevent further damage until it gets done.

The roof isn't really bad, it's not leaking, just won't last for ever as it is.
I hadn't thought about pointing needing scafolding
I'm putting planning application in for kitchen extension but thought i could get some other things out of the way while we're planning that
