First time buyer-help please!

We have seen maaaany houses and finally today saw one that we loved. It is ideal in lots of ways-good area, 3 good sized bedrooms, private garden, off street parking and, mainly, it has been done up to a very good standard-in the past 5 years it's had a new roof, new drive, new double glazing, new insulation, new kitchen, new bathroom and new decor throughout. We are not DIYers and would be crap with a 'project'. Also, significantly, it's the same price, if not slightly cheaper, than other very similar houses in the same area that we've seen that need a fair amount of work.

So our worry is this-it is on the market for £128,995. It's only been on since Tuesday and they showed round 4 lots of people today alone. We don't know whether the whole thing could be completed before the stamp duty exemption for first time buyers ends in late March, and if it can't then we'd have to pay stamp duty of £1289. We have a deposit of £17000 and the bank will lend us £112000 so we can ONLY just afford it (though the repayments will be fine). We will then have £5000 cash left (in the world, so the car better not break down) to pay for fees, surveys etc. Is this enough, particularly if we have to pay the stamp duty out of that too? We have credit cards but would rather avoid using them unless absolutely necessary.

We'd obviously rather pay less and get it at under the stamp duty rate but it's in such good nick compared to others that are otherwise similar that I reckon they won't accept less. Is it worth offering less anyway initially? I have committed a cardinal sin and fallen in love so am scared someone else will get it before tomorrow lunchtime!

Thanks for any advice, hand holding, calm words etc. (It is probably telling that although we've been together a decade, have been living together for 7 years, have a child together etc, the prospect of actually buying a house is making us feel like grown ups for the first time!)

We should have put in for the asking price shouldn't we. Shiiiiiiit. It's just having to have cash for the stamp duty that's a bugger.

If you want the house so much I would personally pay the asking price, ask the agent to take it off the market immediately and put it in writing that you will pay asking price if they complete before the deadline for the stamp duty.

They can't complete before the stamp duty exemption period ends. I made a big deal out of how we could be flexible and not move till June in order to help them out so hopefully that'll be worth losing the few thousand to them...

Aw I hope you get it. There is nothing like owning your own first house (except for having Children etc)

Someone else has made an offer too. We phoned back and offered the asking price...they haven't accepted yet. They want us to get into a bidding war don't they Sad

That's great. Well done you..looks really nice and god am I jealous of a house that doesn't need any work.

Oh god, I am going to sound like a RIGHT miserable twunt now but I have one further bit of advice. The particulars state the side passage is shared access - if I were you, before you spend any money at all I would go and meet the neighbours just to check they are not raving mad.

It'll be fine. Hurra.

PS, how can it take the bank 3 weeks Shock to find a mortgage appointment slot? In a recession and in a time of low mortgage approvals/ applications. Honestly. Banks are just useless.

I too am jealous of a house that doesn't need work.

Another wee tip is to keep a little pressure on your vendor. Why can they not move till June? Are they (and therefore you) waiting for a new house to be built? Are they going to spend months seeking the elusive perfect property? You don't have to tell me, btw, all I mean is don't be taken for a mug. Grin

Wow - an asking price offer from a flexible no-chain buyer with mortgage agreed, happy to forgo the stamp duty exemption. Bet the vendor can't believe their luck!!

I bet so too, but we're happy we've got a house we love and not too worried about paying for it. I'm sure it we were hard up or looking at a half million pound house we'd be more annoyed! Doubt we'll be moving for years anyway. Have decided to see house buying as buying somewhere lovely to live rather than an investment/pension/etc. We are, I'm sure, very naive, but we're not that interested in money. At the moment!
