House with a pub next door

Seen a nice house, but it has a pub next door. Would this put you off? It's in a quiet residential area, the pub is small and quiet looking. The house is detached so no adjoining walls to worry about, and the entrance to the pub is not on the same street as the house - the pub is on a corner, if that makes sense. They have a small beer garden at the back (I think about half a dozen tables packed in close together) which is separated from the house in question by it's side fence. On the house side behind this fence is a path running from the front to the back garden.

I need to go there on a Saturday night to listen to noise levels, but obviously it's the wrong time of year to suss out how busy/noisy the beer garden gets.

A friend has just said 'Don't touch it with a bargepole if it has a pub next door'. Do others think the same way?

Depends if the price reflects the neighbours, and if when you go to sell you will be able to wait for a buyer.

I'd steer clear. I live up the road from a pub - quiet village rural location & I can't wait to move!

I have lived very close to a pub. The noise problem wasn't really the people, that was fine, it is the noise from early deliveries as they crash kegs around and the emptying of the glass bottles for recycling.

Yes my cousin runs a pub and all the deliveries come really early about 6am, that would be a real pain!

They'd probably only get a beer delivery once a week though. If I were you I'd go in and have a friendly chat with the landlord/lady. Ask what sort of events they put on, how often they get deliveries, opening hours etc. They would probably be pretty honest as I don't suppose they would want someone next door complaining to the noise officer all the time either so better for both parties if you know what to expect and also you'd get a feel for if the landlord/lady seems reasonable. Personally it would only put me off if it was a very dodgy pub, or likely to be very noisy.

Friends of ours lived next door to a pub and said it was never a problem. Quiet pub, no noisy customers/noise in the beer garden. They didn't mention deliveries but assume that wasn't an issue either.

I think it really depends on the particular pub. But be prepared that 1) pubs can change and 2) a lot of future buyers would be put off however quiet the pub is.

The garden will be noisy in the summer and if they ever show any major sport (olympics) it will be busy and noisy then too

I woudlnt if I had a choice

Depends how far their beer garden is from your garden and the back of your house?

If close, then smoke could easily make your life a misery and living next to the pub your garden could be unuseable for a lot of the time.

Totally depends on what kind of pub it is though..

There's a pub in our village that I'd happily live next to - quiet, always closed by 11pm and a very sheltered beer garden. There's another one near us that's surrounded by residential properties and I always feel sorry for them as the garden gets proper noisy.

No. Never.

May be quiet now, but that could change in an instant.

It will put off lots of buyers if you want to move.

Beer garden = fag smoke drifting across the surrounding areas, including your garden, EVERY sunny afternoon.

Parking issues, possibly, depending on size of pub car park, people getting picked up in taxis late etc.

There will be noise, from people/deliveries (you'll have regular lorries, for a start) but to me that would be secondary to the other reasons above.

It will be noisy and you will get lots of rubbish blowing over into your garden.

And you will probably be treated to many a drunken row.

my sister lives next door to a pub - not attached. There is their side garden and the pub's back yard between them.

They like to sing along to the karaoke.

I lived next door to a pub as a student and hated the early morning deliveries! Now it would be the beer garden that would put me off - it will be busy at exactly the times when you want to use your garden/have windows open. Noise and smoke. I definitely wouldn't buy it.

we live next to the village pub. Its not a problem at all apart from about twice a yr when they have karaoke. They must have deliveries but Ive never noticed them!
Landlord is lovely.... even put on a "street party" for all the village children for the royal wedding. we often pop next door for a drink and bag of crisps in the summer

Everyone said same thing to my parents many years ago, they didn't listen and happily lived and sold the house with no problems at all.

Only you know what would really bug you and whether the antics associated with pubs are going to bother you. If you are up tight about noise, possible anti social behaviour etc then you will gather it's a no go, on the other hand if none of these things really phase you and it's reflected in price - one could assume further up the road away from the pub would be more expensive ?

Do you like some of the potential benefits of living next to a pub - does it serve decent food ? are you 'pub' people - would you pop out to meet a friend there or rather entertain at home ? etc etc, as I say, could be benefits - home from home !

It does depend on the pub and the area. We live next door to village pub and haven't had any problems really - couple of times we have heard loud talking/shouting into mobile phones when we are in the garden, but that's about it.

We live in a conservation area, and so the deliveries are not allowed before 9am, and they are not allowed live music/karaoke licences. Which I'm very relieved about. They have a lovely restaurant which we often eat in.

I wouldn't live next door to a city pub, nor one that does live music. But our pub are pretty good neighbours, I'd much rather have them than a bunch of partying students next door because I know how rowdy they get.

Btw I would also only buy an exceptional house next door to a pub too - as I would be concerned about resale too. But the house the other side of the pub sold recently, so I'm not too worried about it. It's a very picturesque place.

That's interesting, about the conservation area rule being 9am. We live next to a pub, in a conservation area and the deliveries come between 6am and 6.30. It doesn't bother me, I usually pass them as I'm walking the dog, but it really annoys DH.
