Lean-tos/outbuildings/extensions - I need planning help

Pretty please?

I am sure the answer is no, but:
#I have a porch & conservatory under the old permitted development rights (I think)
#I had planning permission for a further conservatory

I want a something else......can I have one?

You can increase the footprint of your house by 10%.

You can get a certificate of lawfulness from your local council for where you are now buildingwise and then enquire whether you can extend further (costs bugger all to ask).

Is that my footprint now or when it was built?

The old permitted development rights limited the volume of extensions, including cumulatively. The new ones don't, apart from for dormer windows. So porch and two conservatories don't count against you even if you built them prior to 2008 when the new permitted development regs came in. It will all be about whether the thing you want to build complies with the regs now. Look at the Planning Portal for advice.

Of course, if it doesn't you may still be able to have it, you just need to apply for planning permission. There is no need to get a Certificate of Lawfulness for what you have now before applying for permission but it is a useful thing to have if your extension is permitted development.

There is no 10% rule. The only percentage volume limiter is in the Green Belt and other similarly restrictive designations where it is normally 30% above the volume of the original dwelling. Check with your Council.

You may also need Building Regulations approval (see MissMarjoribanks link above) and - depending how close to the boundary - you may have to serve a Party Wall Notice

It's about 4 ft from the boundary
