Selling your house in winter

If you have an extension overlooking the garden that is quite cold in winter (but fine the rest of the year) would you (if selling in winter)

a) use it as a tidy form of toy storage
b) put the dining table and chairs in there even though it is not the right time of year for it

??

I think b would make it look more interesting/useable but I don't want to give a false impression.......

Also, if you have any photos of the garden in winter, give them to your EA for the brochure, there's nothing more depressing than a leafless, flowerless winter garden (unless it's photographed on a frosty day).

I'd also make sure that the internal photos show the fire lit, candles lit etc.

We are currently selling and our -freezing cold junk space/toy room/play area-- conservatory is set up as a dining area, I have it set with ware and candles, I also have hyacinths and tulips in pots that I chuck on the window sills and around the garden to brighten it up, every weekend when there are viewings I run to the garden centre and buy some cheap flowering plants.

I'd put the table and chairs in there. The more soft fabrics and lamps you can put in there, the warmer the room will seem - so: rugs, a throw draped over a dining chair, a tablecloth, lamps round edge of room (switched on of course!) will all help.

I'm not sure about having table laid for viewings, but a nice bowl or something as a centrepiece is good.

You could always have a few toys in the corner to demonstrate that that is another use for the space.
