We are pulling out of our sale. Will the EA go nuts at us?

We've decided to withdraw our offer on a house and I'll have to call or email the agent on Monday. I feel bad because they held out for us because all the other buyers wanted a buy-to-let to turn into flats but we wanted to have it as a family home.

The house is in probate so there's no onward chain.

When we came in the buyer before had pulled out because they couldn't get a mortgage and in the EA's own words, the vendors were absolutely livid.

I know I'm just being silly, I just wondered if anyone had any experience of how this situation goes.

It should be £25k off for all the costs plus hassle to you.

Honestly, the way people behave when selling houses makes me sick.

Yes I think even with all the work done it wouldn't be worth 500k. Prices falling here nothing selling. Do you want to live on that road in particular? For your budget I'm sure you could get more

Yes, we were desperate to live by the sea, cash rich, mortgage poor, it sounded perfect. We always knew we wouldn't make money on it, but it was our chance to have a lovely family home.

You can get a lovely house by the sea though without all the damp etc. We are in rented sold last summer and can't find anywhere! But prices falling every month. Every house we have viewed has subsequently sold and then fallen through without exception. An agent we know bumped into dp yesterday and said the market is terrible.

Was just looking on Rightmove at properties in that area.... wouldn't you think the owners/tenants of this house would have tidied a little before the photos were taken?

We turned down a house as a result of a bad survey (and a new build so much less expected than a house like yours!) and they were a bit Hmm but fine about it, especially when they saw the survey.

I have a feeling we might have sold the survey on to the next people that bought it.

If someone has already turned it down I'd go in on the offensive - albeit charming - and be rather upset that they didn't let you know honestly and up front how bad the problems were with the house and you had to spend lots on a survey. Ask if a poor survey was the reason the other buyers dropped out (directly or indirectly - ie mortgage co turned them down due to survey etc) - if the other buyers got as far as a survey they should have known something and given you an indication...

And if they start with the 'we can see you in it...' counter with '... Yes, all wheezing from asthma, cold because we can't afford the heating on as we've spent so much trying to sort out the unexpected damp...'

Fingers crossed, after we pulled out of the above house we found something SO much better a couple of weeks later. The thought of being in the first house now gives me nightmares, our life would have been so different if we had ended up there.

Likean we looked round that house! It is rented out to family. There is so much stuff everywhere you have no idea of the room proportions at all. One room was a shrine to all things tiny I can still remember trying to get DS (2) out of there with empty pockets Grin

Thanks Noddy, I know you know your way around the Brighton property scene. We have found a four bed house to rent in Montpelier. Really beautiful. We don't know how long we will stay in Brighton, just need to get DN (remember have DP's nephew with us) out of London and through school then we can think again. If we rented for 4 years I don't think we'd lose out in Brighton.

Very interesting what you say about sales falling through. No wonder they laid on the emotional blackmail!

Oh that's ok you are doing the right thing. If you love it here then maybe look. We have viewed a few big flats in Montpelier lovely area give us a shout for coffee when you get here x good luck with it all.

We pulled out recently for similar reasons and EA threw a hissy fit but as Dp says you aren't going to spend hundreds of thousands of pounds because you feel bad about pulling out because of something they didn't tell you about are you??? Its hundreds of thousands of pounds, you are allowed pull out!

I talked to the EA this morning, he was very understanding and said he appreciated that we had been very straight with him all the way through and he knew the house was in a bad way. Not too bad at all!
