Can you see any way of getting a third bedroom in?
How much would an extension cost (average,if there is such a thing)
Attic?!

Is it stupid to try to fit two adults and to DC into this little house?!

looks like this house is very similar and has an attic conversion to form a third bedroom.

I don't think it's stupid. Especially if there is a chance you would have the £ to extend out the back in future - there's a lovely long garden so plenty of scope for extension.

What a lovely house! I think you'd need to check the height of the roof to see whether extending upwards was possible. Might be worth seeing what others in the terrace have done...

The answer would clearly be to keep one DC in the shed/summerhouse at the bottom of the garden. If you don't fancy that, probably a loft conversion? No idea on price though I'm afraid.

Hmm,I'm not sure either of the DC would like sleeping in the garden...maybe DP though...

Perhaps an attic conversion then...maybe an extent iota a later date...

It's this one or the one that needs compleatley gutting,but is bigger...the EA's are being a bit useless with that one though,hmmm

Pretty much the same as my house (but in a much nicer state and with a garden!).

We are the same though, terrace with single story extension for kitchena nd bathroom.

Some houses round here have split one of the bedroom into 2 rooms which of course means adding an extra window at the front.

Some, like ours have gone into the loft to create a huge room up there. You do still lose some of one bedroom though for the stairs.

If you had the money to do the loft then you could potentially take some off one room for the stairs and some off the other to enlarge the upstairs loo into a bathroom so you had a full upstairs bathroom and convert the downstairs one into a futility room.

Remember going into the loft can be really expensive. You need to think insulation otherwise it will be fecking freezing. Then you have to think plumbing. if it is going to be a room for you would you want to do it with a shower room up there? taking the plumbing up would cost a lot, but then if oyu don't take plumbing up you have to rely on electric heating.

At the moment our dcs share a room. We use the loft as occasional guest space as there is no heating up there (previous owners did conversion not us). We need to sort it out really as dc3 due in a month!

If all other things are equal (area, schools etc) I'd definitely go for the 3-bed as it'll no doubt cost way more than the 5k difference between them to convert the loft. I think the average basic loft conversion is nearer 15k

You'd be amazed at all the different combinations you can do! Tis all mining villages around here with lots of long terraces and it seems like each one has had a slightly different solution to adding bathrooms and bedrooms! I might pm you a lonk to another house near us, I really envy her layout!

Hmmm as smogwod said, a loft conversion would cost a fair bit more than the £5k price difference between the two houses.

Have you tried making an offer on the 3 bed? you never know they might be keen to sell enough to take a few K off the price...

Yes,we have offered,up to our very highest,and we come no where near what they want,however I know I can get this for a fair bit less than the advertised price....

Ah ok well maybe that would give you the extra to do the loft then. Worth speaking to a local builder or two to get a rough figure for a loft conversion.

Okay....on the one that mini pie linked...can you see outside,next to the kitchen?
How much do you think it would cost to put a lean too/ conservatory there?

Because we have just had a lovely talk with a mortgage advisor....and we might be able to stretch....
