Selling without an estate agent- anyone done it?

Hi there, I'm looking for some advice about selling our house independently.

So if you have done this how did you go about it? Where did you advertise and was it difficult to do without an estate agent?

We bought our flat just over a year ago, have now finished refurbishing it and are starting to think about selling. We are not particularly 'property savvy' and we're only 23 when we bought our place and we're ripped off terribly by the estate agency/mortgage broker/solicitors Blush so are determined not to let it happen again this time!

We would like to as much of it as possible by ourselves.

Any advice?

No real advice but we were looking into doing the same so marking my place hoping that someone with more knowledge will be along :)

Have used Housenetwork twice and sold quickly twice - would totally recommend them:

Would second housenetwork - we also used them, brilliant and a fraction of the price of a high street agent. It amazes me that anyone still uses high street agents tbh as they are mostly over-priced shit.

im offering an alternative view - no i am not an estate agent Grin - we are selling at the mo and our agent got a much higher price than we thought ourselves - 28K higher. We negotiated a 1% fee before it all started whereas their usual rate is 1.75%. The agents have been so far (touch wood) helpful and have driven things through. We have very annoying buyers - well they are very thorough - and I am very happy not to have to deal with them directly. Sure its a good idea to save agent fees if everything goes smoothly but they are worth every penny if anything complicated happens. At the mo you can really shop around for agents and tell them your terms.

get 6 valuations done , work out a reasonable price , engage a solicitor , bingo! i did so , saved a wedge
