Equestrian land

If you buy a property with stables and a paddock on it, will that land/buildings usually have to remain for equestrian purposes?

Or does it just depend on each case?

We would like to move more rural and there are a few equestrian properties about but we aren't horsey types. We would probably look to build or extend the main house using the land.

Any knowledge on this are, please?

The deeds will say whether there is a specific covenant for the land to be used for agricultural purposes.

If not, you'll possibly have an uphill battle to get PP, particularly if the house is in an AONB.

Your solicitor will be able to advise based on the Land Reg's office copy entries.

I mean, even if not agricultural use clause.
