3 bed house in london for less than £500k

Advice wanted please - live in a 2 bed flat with no outside space in Stoke Newington and need to move. Have 2 yr old and am pg with number two. Both dh & I work round the city so don't want to increase commute time significantly.

Would really like a 3-bed terrace with a garden or similiar but can't go above the £500k mark. Considering Clapton but not sure about schools or whether we can get somewhere at that price. Other areas - Haringey (schools?), Muswell hill (too pricey?), Wanstead (too surburban?). Think East Dulwich is out of range too, am even considering taking the leap to the country to try & get more for money but worried about commute as work 4 days a week. Also have no clue where to start area wise - family nowhere near.
Any views greatly appreciated.

Another vote for Tooting. Lots of three beddders for under 500 000. Great schools, lots of restaurants close to Balham which has good nightlife and has a big common, good transport links to city and west end. Easy to get to Gatwick and Heathrow.

We just bought a largeish 3bed, Victorian terrace with cellar and long garden in New Cross Gate, Hatcham Park - will be under £350k when "done" and it's in the catchment of Haberdashers (Outstanding) which they can start at 3 through to 18. The primary is at the end of our road. For a bit more you can go up the hill towards Telegraph Hill, Brockly, Nunhead - same school catchment (different outstanding and good primaries) with lovelier neighbourhoods still for around £450k mark.

Someone at work just recommended Brockley to me too monniemae. Have heard good things about Haberdashers, i think that area is looking pretty good.

Am not convinced by travel from Tooting etc area, thought of spending each day on northern line fills me with dread. I think if I am moving south wil have to stay east for city connections.

but thanks for all great ideas.

Don't know anything about Dollis Hill, Willesdan Green area Frenchfancy, any more info?

Another vote for Walthamstow. The 'village' area is full of young families as the schools are so good and the links to London are excellent. I think you would find quite a few people in the village who used to live in Stoke Newington / Islington as Walthamstow still has that North London vibe. I would agree with Herb and OhDoAdmit.

Stokey the sort of New Cross end of Brockley- say around Telegraph Hill- is a bit like Stokey was 20 odd years ago- well urban but, off the main drag, leafy without being twee, iykwim
