Just trying to poll renters wish list!
We have recently bought a 2 bed semi and putting in a new kitchen before we rent it out.
Would it be a deal breaker if there was not a dishwasher?
There would be room for a slimline washer but at the expense of a cupboard(small kitchen)
Most of my friends however say they would not consider a property renting or buying without a dishwasher.
Your opinion please!

I would rather have a dishwasher and then put up a shelf or something if storage space is compromised.

I would not expect a 2 bed house to have a dishwasher.

I would be surprised if there was one, in fact.

Mmmm, not having one wouldn't be a deal breaker, no. But, If I were choosing between two similar houses having a dishwasher would be one the deciding factors.

no, but prepared plumbing so that renters could install a table-top washer themselves easily would be nice.

I would cope without one. Would probably hope the rental would be a bit cheaper than an equivalent one with dishwasher but location and other aspects of the house would be more important.

good grief i had no idea dishwasher were so important. we live in a 5 bed house with no dishwasher, never had one. don't people use marigolds anymore?!

i consider a dishwasher a luxury! tbh i would only rent unfurnished anyway

If it's a 2-bed property then are your friends who made these comments (or even Mumsnetters) the appropriate audience to be asking? A dishwasher might be more critical in a "family" home than in a smaller place.

I wouldn't expect a dishwasher - none of the rental properties I have lived in have ever had one. A washing machine? yes - dishwasher? No

Thanks for the responses.
My gut feeling is we should put one in but kitchen company say whatever we put in has to be replaced when it goes wrong so don't put much in.
Having said that we are hoping to achieve £800 pcm so the higher spec we put in the more chance of achieving the rental.

I live in a 2-bed rented house without a dishwasher. TBH there wasn't much choice when I moved in here 2 years ago, seems to be even less now, so it wasn't something I used to decide on which place to go for, other factors were more important.

However I was hoping I could install my own and that doesn't seem to be an option here, so the £20 one I bought from ebay has been sat unused for about a year, as there's nowhere to plumb it in.

I've never had a dishwasher in a rental property and tbh wouldn't use one if it was there. If it breaks, it's your responsibility to fix it. I'd go with the cupboard tbh.

Ah okay. Sounds like it would be out of my price range anyway, then. (Unless it's an expensive area?) Which means there may well be more competition. Look up the LHA rates in your area, anything up to about £25-50 per month over that is going to have a lot more interest, the higher priced ones not so much, you'll have to make it stand out.

My rented house:

no central heating
no washing machine
certainly no dishwasher
no fridge
damp
mould

We still rent it as we have no other option. Maybe this answers your question? Don't stress about a dishwasher - I'd definitely rent your house!

A two bed house could possibly house a family with two children.

800 pcm for a two bed house with a small kitchen is expensive. I am in London btw. Where are you?

I think the kitchen company would prefer you to spend more money on units from them, rather than letting you use cupboard space for a dishwasher. Even a slimline is better than nothing. If it is free standing, there would be no issue with replacing or repairing it later.

As a tenant, it would be the landlords responsibility to fix and maintain the dishwasher if it broke.

£800 could be high or low depending on your location (not just London by any means) so the number is pretty useless to us.

Look on www.rightmove.com - do similar-sized houses in similar areas have dishwashers, and what rent to they charge?

Definitley put a dishwasher in. We lived in a two bed flat during the week (we lived elsewhere at weekend). The flat was really nice in every way but not having a dishwasher was an annoyance.

For 800£/month I would definitely want a dishwasher and I think you'd be very much best off putting one in. We've had them for the past two places we rented, over 6 years. Having had one I wouldn't want to be without one. There have never been any problems with them and our landlords have never given us the impression that we'd be responsible for it if something did go wrong (obviously you don't want to let the kids climb around in them etc, but that's never a reason not to have a fridge or a washer or a toilet :) ) Aries- wow! that's terrible! Maybe I am fussy/ have high standards but honestly, no fridge? I don't think the typical renter paying 800£/month would be happy with your circumstances!

Having a dishwasher in a rented house would make me decide to rent that house over one that didn't have a dishwasher in it, even if the one without the dishwasher was at a slightly cheaper rent. How competitive is the rental market where your house is?

I rented a 2 bed flat once, and it had a dishwasher (just a slimline one) and we used it everyday. It made such a difference. We renewed the lease for another year after the first year,. It wasn't just the dishwasher that made us to this, but it definitely contributed to us thinking that this was a good flat for us.

We are renting a two bedroom place because we sold our flats and bought a house and it wasn't ready.

This flat doesn't have a dishwasher and to be honest, I thought I wouldn't care, and I really do. We started weaning our DS while we were here and it's been a pain in the ass. The kitchen is tiny and crap but it would have been far less crap with a dishwasher.

And I don't know why everyone is saying £800 per month for 2 bedoom in London or South is expensive?! I was a landlord for years and now a rentee and believe me (despite not having seen it, of course), £800 is the low end for a 2 bed in a city...
