Is 10 weeks is a long time to have the house on the market?

Am I? Mid terrace (dh thinks that what puts people of). Lovely kitchen/bathroom. Some interest but no offers. Two EAgents have said it isn't overvalued. In a great area next to outstanding school. Am I being impatient? I want to take it of the market for xmas but EAgent said leave it on. Worried it will start to look stale! Advice pleasssex

My sister's flat has been on the market for 10 months. I know other properties that have been on the market for over 1 year. HTH.

I put my house on the market the day before this happened

It took a year to sell. Six months before anyone would even contemplate buying. Market factors.

it's not long at all. it took us 12 months to get a serious buyer and complete chain to sell our very pleasant, modernised, realistically priced, next to outstanding school, typical of the area victorian semi....

My friends house has been on the market for over 2 years! 10 weeks is nothing.

10 weeks is nothing - Its always a bad time for house sales around Christmas. Leave it on and people will start looking in the new year.

Average time on market in most of the country is still only around 20 weeks though - so some places are selling, of course those that are are likely very priced to move....

10 weeks is nothing. Across the road from us, a neighbour has had her house on the market for the last 5 years, on and off. I think her problem is her big, smelly dog (in a Victorian terrace), as there have been other houses on our road that have sold fairly quickly in comparision! We are also by a good school, good links, etc, so that's the only reason I can think of (I've seen her place - it is lovely but does whiff of dog!)

Surely if a house has been on for 18 months it's overpriced? Houses are selling where I live (except mine of course). Love mumsnet so honest Grin Feel better alreadyx

Not necessarily overpriced, there is a shortage of buyers in a financial position to purchase.

Not necessarily. There simply aren't enough buyers for sellers. We've been told even dropping the price £50k doesn't necessarily get you a buyer- people are then suspicious why it's cheaper than similar houses nearby!

Only sold twice in the last 30 years and both times within 24 hours. Houses in our road come up very rarely and tend to sell before the board goes up - even now.

don't agree that it is necessarily overpriced if it takes a while to sell - it's a very difficult market and you just have to be lucky to find the right buyers.

the house we have just moved to went on the market on a saturday morning, and we'd made an offer by the afternoon because we had already had so many places fall through, we knew what we wanted, and it was a short complete chain. but the identical house opposite us was on the market for nearly a year before it sold at the same price we paid. go figure.

The Market is glacial at the moment. We've just had our second offer turned down for a house that's been on the market nearly a year. I think in the current climate, our offer is fair, but the agent says the vendors are holding out for something closer to the asking price. Good luck to them, I always thought a house was only worth what someone is willing to pay for it, but not everyone would agree.

It depends where you are though doesn't it? I'm glad you're feeling better OP but where we live not many houses go on the market and those that do sell quickly. Nearly all of the agents are offering no fee if no sales within 10 weeks (I'm sure there is small print). But this is a bad time of year so I would not worry too much.

Ours was on the market for a few months . We had a lot of viewings and several offers that we're too low for us. To completion it was about 6 months from listing it but we held out and made 20% profit to what we paid for a few years earlier so waiting a bit paid off. But we could afford wait since we had already moved to our new house by then. I know people getting offers in a few days and accepting them and a friend who's house was on the market atleast 18 months so the range is big but to me ten weeks seems not a long time at all...
