Tenants - help

For the first (and last) time I have rented and the new people have been in 7 days - so far they have asked for a new bathroom door/new toilet seat/ windows to be painted/washing machine to be plumbed in - this is after the contract was signed. All of the aforementioned have been done and now they have another list - wardrobe doors don't slide properly bath water runs slowly and sink water takes too long to go down - they want wardrobe doors fixed a double tap in the bathroom - sink problem looked into. The new toilet seat closes too fast. I have had them calling me every day for the past 7 days as well as text messages. Sorry to waffle my question being - is this a step too far and do I really have to do everything they request!

To an extent I think it depends on the 'quality' of the property - ie. if they were paying £6000 a month for a place in Mayfair, then they'd have a point. However, I would be LIVID were my tenants to pull some of these out after moving in - painting windows? You're having a laugh! Bath water runs slowly - why don't they try buying drain unblocking liquid? Same goes for the sink. New toilet seat closes too fast... are they insane?!

Is there an agent managing it or are you dealing with it directly? If directly I'm surprised they've got the balls to mention such frippery.

I am a tenant and if the washing machine came with the house would expect it to be plumbed in. Wouldn't ask for anything of the rest of those things to be done.

I am a tenant and a landlord - I do tend to think that one of the benefits of renting is that you don't have to do all those tedious maintenance jobs yourself. I don't know how much rent you are charging, but I would certainly expect drains to be unblocked, plumbing to be efficient etc and probably that the paintwork be in good nick (we are renting at the top end of the market here). I also expect to have to maintain my own property - that's one of the reasons I rent it out so I can afford to maintain it so it continues to increase in value. It sounds to me like you need to get a management agent so you won't be continually hassled by the day to day upkeep.

If it is their washing machine they plumb it in.
If the toilet seat is not broken and they just don't like it - tough.
You should check water running and drains. Top tip as landlord Drain rods cost around £20 per set and are really easy to use, Dyno rod is £90 per time.
Painting if clean and good order no need - if peeling or damaged you need to do.
Wardrobe doors should open and close easily same for bathroom door.
If you are clear what is reasonable and what is not there is no reason why you should not continue to manage your own property.

If the toilet seat were actually broken I would possibly mention it but not if it went down too quickly (don't quite understand that one). Suppose not closing bathroom door would be a problem (although my bedroom door doesn't shut properly thinking about it).

Wardrobe doors not sliding properly sounds like they're a bit stiff maybe - if they didn't open and close at all I probably would say something I suppose.

I like living where I do and always have at the back of my mind the thought that I might get thrown out if I ever complain about things so generally put up with things as best I can I suppose.

My friend has several rental properties and one of her tenants called her from his work one morning and asked her to pop round to his flat (about 20 minutes drive away) to turn off his heating because he had forgotten to do it before he left for work Grin.

Needless to say she declined politely.

They did not think the bathroom door was suitable - toilet seat don't mind too much as not expensive however won't be replacing it again as it shuts too fast now and they are not happy with it. You live and learn.
