How to Sell Quickly Without Selling Too Cheaply???

Any tips??

We are trying to sell what we think is a lovely 4 bed family house right near the centre of a small town. It has been up 4 weeks now. 2 viewings on the first weekend and then nothing since! EA just says bad time of year.

Most promising viewing didn't result in an offer as the drive was felt to be too steep (it isn't great tbh).

We have it on at £510 and we need £488 for it to 'break even' as it were but if we had an offer of £480 we'd take it!! I think this is a silly price due to rightmove searches etc but EA and DH disagree.

Have to agree with EA that looking at houses not on most people's mind at this time of year. However, do I remember correctly that the stamp duty rate goes up (again) on properties selling at over £500? Maybe worth dropping price to just below. EA should have taken this into account. You could always talk to another one. Presumably you need to sell quickly, rather than waiting for the spring rush to move ...

Yes, it goes up to 4% at 500k. Could you get the agent to list it as 'offers over' or 'priced to sell' and lower the price to nearer the price you're prepared to accept?

I think £510k is stupid too. Going to talk to EA again. EA said it signalled being serious about needing to get near £500k which dh agrees with.

When does the spring rush happen? If it's January we can wait, if March, we can't so much!

Some friends of ours had theirs on at Offers Over £500 000 and wondered why they had no offers! Grin

They've said to price it at £510 as no-one pays full asking at the moment, so everyone seeing the listing knows you want just under the 500k mark.

We bought just before the recession. Ours was priced at £520k so we knew they wanted £500. If they had put it on at £500 we would have only paid £480k

Except that on Rightmove the price brackets are in tens so you are missing people who put £500 as a top price.

But you'd be mad to put £500 as a top price on RM assuming that nobody but NOBODY might list theirs at slightly more but will be willing to come down a bit. I would look at properties on RM that were up to 100k over our budget thinking in my dreams that they might just work Grin

I've always looked at properties over our price range on the assumption that (in this type of market at least) people might have overpriced and be willing to accept lower offers....perhaps even significantly lower. I think if you drop the price to £495k you'll be more likely to get offers around the £470 mark.

Of course, it does depend whether getting £480+ is feasible given the state of your local market, and the value and availability of similar houses nearby. That can be a very local thing.....for instance near us, relatively few 4-bed properties come on the market, and families want to stay in the area and gain an extra bedroom - so what there is tends to be snapped up at fairly buoyant prices. But if there is a much larger supply of 4-bed properties the same might not apply.

Hi- I name changed was SkinnyGirlBethany- basically we sold v fast- went on RMove Tuesday- first viewing wednesday and offer that night.

Tips I would say- make it as clutter free as possible
let the EA's do the viewings- were looking and tbh its so putting off if the vendor does it
Aggree with others that say 499- the stamp duty is a killer! Or if you need 500- say for offers over 510 you will pay the stamp duty?
Go with an agent who is selling atm- the market here is really stagnent and I went with an EA who was selling lots- my neighbours have been on over a year!

Interesting to know that people do look over budget assuming a deal - I probably wouldn't but dh does hence his supporting of the £510 tag.

We can't really take under £480 and would ideally want £488 plus. Seems like general consensus for that would be to stay at £510.

There are 3 other properties like ours in the immediate vicinity but our location is probably the best out of any of them (not on a main road and not near the council estate). One of them is a semi as well and others including us detached.

EA assuring me it is just market around here currently...

buggyrunner - that's so quick!! We had the house looking good for the two viewings we did have but haven't had any for other three weeks now...
