How soon should we expect viewings?

We instructed our agents last Wednesday and they finally sorted out the particulars and got us online last night. At what point should we expect to start getting people through the door/worry that we aren't getting a bite?

I am not good at delayed gratification and want it sold now so I can buy my dream house. That's not going to happen, is it.

Whereabouts are you? We got viewings about a week after going online IIRC. It takes a few days for the search engine to pick up your details from the EA, so try and breathe :)

We're in Central London, and have gone on Rightmove & Primelocation this morning (although without the floorplan on Rightmove, grrr) so I guess nobody aside from me has seen it yet! I hope we get some interest, I want to buy the house I've found.

If anyone wants a penthouse apartment in zone 1, please PM me. I appreciate it might be better suited to a single man than a family, but it is very lovely!

We recently put our central London house on the market - it went on on the Wednesday too, and we had four viewings booked for that Saturday. I would have been very disappointed if we hadn't had at least a couple... everyone I know who's interested in moving scouts Rightmove religiously daily looking for new properties to come up. Have you spoken to the agents about the state of the market in your particular area? Mine told me that although things were slow (ie. not that many people looking) things were selling, and they were getting good prices for them as long as they were realistically priced in the first place. Best of luck - it's a nail-biting time, isn't it?

PS: I'd get the agents to submit the floorplan asap! Makes a big difference, if I ever saw a place without one I always thought they were hiding something! :)

Yes, have already emailed re the floorplan as I tend to discount houses if they don't show them. If it's not rectified I will be having a bit of a tant this afternoon! I think the agents are good but the admin team seem to be letting them down a bit - they've got my number wrong so the photo man couldn't contact me, only booked photos (not floorplan too) and got DH's name wrong in spite of being given all the information correctly in the first place.

I'm hoping for some viewings this weekend - we're away so would be very convenient as minimal disruption. I think we're realistic, based on research of similar(ish) properties in the area, it's just about finding the right buyer for us.

Have cut my nails to the quick to stop me chewing them off! Smile

If it helps, I thought we had a slow start but we got our offer 3 weeks after going online (London, zone 3). I agree a floorplan is essential. This is a difficult time as the market slows down before Christmas and picks up in January, so you may have to do zen exercises (zenxercises?)!

Another positive story for you is that ours went under offer within 2 weeks of hitting the market. Our agents told us that if we didn't get an offer by mid-December, it might be worth thinking about taking it off the market and relaunching in the New Year. Not sure I agree though - I think the market is going to be deluged and I still think people who are scouting around for the right place to buy if they're as addicted to Rightmove as I am/was will keep searching no matter what the time of year. Keep us updated!

Where are you looking to buy? Looking to move out or stay in town? Lol, I'm a few weeks ahead of you... don't do what I did and make the first house you go and look at way out of your budget, fall in love with it, and then move heaven and earth to get it no matter how ridiculous!

I agree, why have they not taken more? My first impression is that it seems a bit expensive, but then I don't know that exact area so that could be completely wrong (my place is in SE15).

londonlottie I've already done that bit! The new house isn't way out of our budget, but I already am head over heels in love with it and have to have it. I We want to move to Dulwich, and away from the very urban area we live in, but still commutable to town for DH. Fortunately there's quite a lot of houses there in our price range, but there is one I really, really want already.

Ungratefulchild - the agents would only take 4 pictures, which I thought was odd. Can I demand they take more?

Ah, shame, maybe you could have bought my house, we're round the corner from L.Lane... Grin That part of London has fab connections to the City.

I think 4 photos is rubbish, and what on earth are they doing restricting it to that?!! Surely the more the better?! Why did you go with KFH? We used Wooster & Stock, they take loads of pics. Again, I would assume the omissions are for a reason - ie. all the areas which haven't been photographed might be awful.

We went with KFH as they offered us a good commission, matched the best valuation (along with another agent), have done well selling in our area and also were really excited and enthusiastic about the flat. They were really wowed by the lift, roof terrace, two of everything etc, whereas everyone else was a bit meh. I hoped that their enthusiasm would translate when they spoke to buyers. I did ask them to highlight the two parking spaces (v rare in London, I think) but they haven't and I'm getting a bit peed off with them tbh.

This is my first experience with estate agents, and I can't say it's much fun yet!

Stunning spacious apartment but why on earth are there only 3 pictures? With that and messing up your details I would be a bit anxious about their competency, TBH.

There is a floorplan monmartre, but not on rightmove - though it is on primelocation. Odd.

Personally based on what you've said here I would be asking to speak to the Manager repeating all the mistakes/errors in judgement they have made and giving them 4 weeks to sell it or you WILL be moving it to another agent.

That's rubbish! My 2 bedroom flat had seven photos with KFH. And a floor plan. It's a bit odd that they don't seem sure if it's a 2 or 3 bedroom flat either.

And the parking spaces definitely are a major selling point - are they included in the price? Sorry, just looked at the floor plan - that is a two bedroom flat surely? They haven't sold it very well - does it have nice views? I bet it does

OK, will call the manager to discuss once I'm back from the gym.

I think the confusion re the bedrooms is it's 2 plus study - the study is too small to be a bedroom and tucked out of the way behind the lift, so they want people to know there's an extra room but not call it a bedroom.

I'm so jealous of everyone who's selling in London :(. We're in the West Country and have been up for sale since August. We've had one viewing only. The property market here has completely stagnated. Half of our town seems to be up for sale and, as far as I can tell, just two properties have sold STC in recent weeks. Getting v. frustrated here.

As a potential buyer though I don't like to see a 3-bed description but only 2-bed on plans (I know it's described as a study- but if it's too small to be a bedroom, then it shouldn't be advertised as one IYSWIM). As people search by No. of bedrooms it would be highly annoying!

It looks lovely, but people cannot get a good enough feel for the whole place from just 3 photos- I would wonder what horrors you were hiding in the other rooms.
