Selling house - missing building regs certificates (gas boiler & thermostat)

Selling our house and our buyers solicitors have come back with queries including requesting copies of building regulation certificates that I don't even remember getting!!

One is a "CORGI record for Installed a Gas Boiler" which obviously relates to when we had the boiler replaced in 2005.

The other is a "BREC-ECA record for Heating" from 2006 which I can only think was when the controller (thing that sets the time/programs) on the central heating was replaced due to a fault on the old one.

Both were done by British Gas.

Has anyone managed to get duplicate copies from the likes of British Gas after 5 years? What generally happens if you don't get them??

I'm obviously going to phone my solictors in the morning but just wondering if anyone can give any advice or reassurance as my head is about to explore (especially given the dozen other questions including chancel liability!!)

You can order a new corgi certificate via the website just with the address.

If BG don't give you copies, I think you could get any Gas Safe engineer to inspect your boiler and give it the all clear. I wouldn't worry about it.

Or get a corgi registered boiler guy to check it over and sign it off. I think. You wouldn't be the first not to have all the paperwork! We were offered indemnity insurance once as buyers (think it cost the sellers a one off cost of £30) to cover some building work they didn't have planning for. Covered the eventuality of it going wrong in the future. You could ask your solicitor about that?

Yes, get yourself indemnity insurance, it is cheap and quick.
