Advice re: Discount to be expected on new build house price

Went to see new development today. Really respected builder who used to be able to sell an estate off plan in the good old days. Anyway they are half built and only half seem to be sold.

I asked about their deals and they said stamp duty would be paid so an approximate saving if £15k. I asked if they were knocking off the price in any way and they said packages like sone free flooring could be arranged and each deal was tailored if I could committ before Xmas.

They seemed a little desperate to me but I was hoping for more in terms off cash off the marketed price (it would need to be for us to be able to afford). I have zero experience with new builds off plan so what could or should I be able to expect?

Oh, good luck with this one! I recently looked at a new development of houses, there were only about 5 left on whole estate so they were coming to the end of their sales team being there and, you would think, would just want to get them shifted.
So, when I asked what deal they'd be prepared to do they were going to knock a grand total of £2000 off the price. The price was 385k FFS!
If they won't shift enough then just walk away and then give them a call in another 4weeks or so - bet they'll shift a bit more then!

Thanks dotty -£2k off £385 is a joke - that's basically free flooring isn't it. These are well at the top of our budget and I was really hoping for 10% off which is alot i know but in the second hand housing Market stuff does seem to go for 10% under the asking price so wasn't sure if it was the same with new builds in a desperate Market.

Yes, I was thinking the same lolly, sadly they clearly didn't in our situation! Hope you have better luck.
Free floors is just daft, after all, any other house you buy would almost definitely have included flooring in the cost...

A lot of developers are coming up to their year end so will be keen to shift units so they can be counted in out turn figures so you might be able to negotiate a better deal money wise. Some banks when they do their valuations under value new build to account for the builder mark up so make sure you agree a price subject to valuation so you have some wriggle room if needs be
