Advice on whether to tell vendors to f**k off please......:(

Supposed to be completing a week tomorrow (30th) at vendors (they ar a building company) stipulation.

Dh and I have moved heaven and earth to see this happens - instructed solicitors straight away, paid for searches, got mortgage offer, got valuation done etc etc

We are currently in rented and the landlord has re-let this property from 5th december.

Vendors solicitor has not yet provided the following;
Building regs for work done to house by previous owners
Havent yet registered the property (???)
Are generally not providing the info my solicitor needs.

Checked out mortgage offer docs last night and they stipulate exchange mid november !!?? Completion 30th November!!!

So...its not going to happen is it? We will be homeless on 5th december. I have 2 young dc. How did I let this happen????

PS what a royal pain for you. I have followed some of your threads.

But you must get the building regs thing sorted - it's going to come back to haunt you in the future if not. If they can't find the appropriate documents in time,then maybe indemnity insurance would be the way to go (but I am not an expert in these things).

I think there is some talk of an indemnity policy with Zurich (?) as some of the work was done a while ago (vendors had lived there for 18 years) so maybe they couldnt find the documents, which is fine - but it needs sorting!!!

Grrr....

If things havent moved forward by tomorrow morning I am going to show them the real me, not the polite, accomodating version of me that I have been treating them to for the last 3 weeks!!!! Grin

They can pass the policy on if one already exists.

Thats what I am finding so stressy LIZS - the F&F and porperty info form have already been filled in by the previsuo owner....all they have to do is photocopy it and fax it to my solicitors fgs!

I realise I am going to sound like the antichrist Jeremy Clarkson, but really, how hard can it be?????

Got a phone call from solicitors about an hour ago...we are going in tomorrow morning to sign contracts!!!!

Do any of you have any experience of indemnity insurance policies? I know we had to provide one when we sold as our loft room didnt need building regs when it was done.

What questions should I ask? What could go wrong with the policy?

It is unlikely it would be enforced retrospectively, especially fi the work was done a whiel back, and could even be that they didn't need buildings regs approval for it or that standards differed at the time to now. We had to get one for a non-FENSA window in the house we last sold and iirc have one for the loft room here - neither a big deal or expensive.

Indemnity insurance policies are pretty standard stuff Becaroooo. Don't worry about that. :) Fingers crossed all is in place now & you exchange tomorrow. :) Were still waiting to hear about a survey from out new buyers! Sigh! Hmm

meant to add:
only thing with indemnity is that you are not supposed to disclose to anyone that you have the policy (esp the authority it is supposed to be protecting you about), or the policy would be void.

Hi all

Just back from solicitors and we have signed the contract!!!! Solicitor thinks we should be ok for weds 30th - original date given by vendors for completion!

Just cant believe after the week from hell it might all be ok!!!...........

dame Its not me so much as the children...they have coped really well tbh (ds1 has sen) and I am very proud of them both.

Just wish it was this time next week and I had the keys in my hand!
