Putting in a window where there wasn't one?

We have seen a house, however it does not have a window in the bathroom, which I would not be able to live with. Just wondered if anyone knew whether or not it would be relatively simple to put a window in? Would we need to get a builder in, planning permission, cost? The estate agent has said other people are interested in the property! haha! However we would want to know if we could do it and the cost involved before putting in an offer.

Putting in a window shouldn't be a major issue BUT there could be a very good reason why one wasn't installed in the first place as it is highly unusual.

Planning permission is only needed if the window could have an impact on the neighbours but it would usually have to be a large window or would directly overlook a neighbour - a condition is that its usually frosted glass.

Do you know if your council offer pre planning advice - usually a drop in clinic that you pay a small fee for. I would start by speaking to your council, they might be able to help..also if neigbouring houses are similar in style, do they have windows.
Building costs depend on how large the window is so if steel is needed..that's the worse case scenario, then cost of window (again really dependant on style and size, have a look on ebay for UPVC type window costs). Then the plastering to finish. I would say a small window, no steel should be a couple of days work maximum.

Planning consent is not usually required however approval under the Building Regulations certainly will be.

The most likely reason a window has not been provided is fire safety - is the wall close to / facing a boundary?

Inserting a window involves structural and weatherproofing work and is certainly not a simple job. Cost could be quite high.

Thanks for your advice. The house is a new build, so we thought perhaps the builders were trying to save a bit by not putting windows in. The house is complete so they won't make any alterations. The reason might be that the houses are close together. I just think its really oddmot having a window in a bathroom!

As they are close together and if the wall faces an adjoining house then the most probable reason is fire safety.

It is therefore unlikely you would be given permission to install a window.
