Okay, so here are the downsides of our house:

It has a shared yard, no garden
It is in a horrible area where shootings happen
It has no potential to extend as it is a mid-terrace
It has 1 bathroom and no potential for an ensuite
You can hear next door brushing their teeth through the bathroom wall

On the bright side:

It has a new bathroom and kitchen
It has a brand new central heating boiler
It is has two good reception rooms as the kitchen is an offshot
The property is freehold and owns half the shared yard
It is stupidly cheap (£70k)
It has great proportions - you can get a double bed into each of the 3 bedrooms
It is slightly set back from the road, unlike many of the other terraces round here.
It is the only house for sale in its price range in our area

Why won't some muggins lovely person buy the bugger and let us move?

And if no muggins is available, are those companies who buy your house any good, or are they total sharks? We have already dropped the asking price by £20k so are massively unwilling to drop it any further.

We had a buyer once, in the spring. It was lovely.

33 1/3% drop even (can't even blame baby brain any more Blush). It does look very nice inside btw.

I think your house is lovely, but as a lover of property porn, I would get them to take photos of your third bedroom and the kitchen and get them on.

When I last sold up, It was a ex-council in a poor area and my agent said that is what the problem was. I had about 6 viewings in total. After 9 months I moved to a new agent who did much better photos and new description and promoted it more heavily and it sold in 6 weeks.

Wow, that's the first time my house and property porn have been mentioned in.the same sentence.

The EA called today and said a Mr Summat wants to put an offer in, using a Vendor Gift Deposit Mortgage, for which he apparently has an agreement in principle. My EA says she is curious about how the fricky heck he has managed this as she thought they had gone extinct. We shall see.

The dear man hasn't actually seen the place, so we said to get him round before we sign anything, but what do you think? DH is very sceptical and thinks it sounds odd but I am feeling very open minded and not at all desperate .

Pitsmoor is not a naice address, agreed. We have a lot of violent crime, for Sheffield, and it has a bit of a rep. It could be worse than it is - it has loads of good points e.g. cafes, library, strong church scene, restaurants, more toddler group than you can shake a stick at - but I still long to be on the other side of the A61, looking across the valley at the Ski Village. At least I have a nice view of the leafy streets of Crookes and Broomhill from here...

I do not have any opinion on Vendor Gift etc as I have never heard of those, but sure someone will. Meanwhile, wishing you a very good luck with the house sale open! Smile

I have never heard of them either but looking here, it seems that the idea is that the buyer gets their deposit by way of you (the vendor) giving them a discount on the purchase price(!). It also says Halifax stopped doing them in the summer. Dunno if anyone else does.

op hope it all works out for you...but that mortgage sounds like a return to the bad old days of stupid lending. it basically means the lender is saying your house is indeed with more than you're selling it for....and no offence but that's a highly risky judgement. anyway these creative geniuses in the finance industry always know what they are doing......

We have countered with "£67 and you can have the cheap and/or elderly white goods for nowt".

Does that sound okay? I wanted to say £66 but DH is putting the foot down at £67.

No serious offers (the last person told us to shove it when we weren't prepared to sell him all our worldly goods) and three, count them three bastards made viewing appointments they didn't keep in December.

Bring it on for 2012, eh? Wish us luck.

Some people are so cheeky! We had one who, during a viewing, asked if he could use our loo. He then went off and had a shit!! It stank. Cheeky bastard didn't make an offer either Shock good luck with it though!

My neighbours have been on at £199k for 18 months now, in that time 2 houses have sold for £179 and £165k, she just looks ridiculous now, I understand that she doesn't want to drop or maybe can't be the fact is £199 is now massively over priced for the street and we paid £230k in 2007, shoot me now.
All the decluttering, painting, twigs in vases will make no difference at all for the next 5 years IMO, they are just expected along with a smaller price tag.

Heswall out of interest, why do you think your neighbours won't drop the price?
When I bought ours, I saw one I liked much better. The man wouldn't take an offer of £3k less (on a £165k house) so I went after the one I'm in now.
Three weeks later, I had a call about it. He would consider a one thousand drop.
I've lived here for almost six months. His house is still empty and the price remains the same. Fool.
I do still prefer his though and sometimes kick myself for being so proud.

See, I'm well prepared to drop the price a bit further if it needs it, just within reason, and not including my poor dead grandmother's dining chairs. Grin. But refusing a £3k drop on £165k is madness, the equivalent of us refusing to drop by £500 or something. One has to be realistic about what one's lovingly restored period hovel is really worth (not fucking much).

I asked MNHQ to delete the post the link was on because the Rightmove listing has my entire address on it and maybe also because of some other things I said in it that might get me in trouble .

I haven't told the estate agent about any of this baby malarkey yet.
