Pointless post but I used to live right around the corner from there.

I agree. It either is a 2 bed flat or it isn't, at the moment it's showing as one bedroom and two reception rooms.

It does actually look lovely but the photos are dreadful, you need a floor plan and the garden needs a table and chairs to make it clear you can actually sit out there. I've no idea which room is which or how you get into the garden

I'd ditch the estate agent

All good points - I've talked to DH about it being listed as a 2 bed a few times, he used to work for the estate agent selling it and has said that it will get more people through the door. My reservations seem to have fallen on deaf ears. That said we have had a fair number of people through the door.

I agree about the garden but don't really know how we can get better pictures without a panoramic or fish eye lens camera?

As for the floor plan there is supposed to be one will get onto them about it.

Think it's really a one bedroom flat with 1.5 receptions. Nursery is actually the natural living room - can you put cot in your room while you are selling and turn it into living area? The pink walk through/living area can be a dining/living area as there doesn't seem to be one.

Garden needs sorting out - rip out the nasturtium and plant a couple of pots with pansies etc to give it a bit of colour and focus. Table and chairs with an umbrella up also, if you can get a pick taken on a sunny day and before the leaves go too autumnal.

Agree that you need a floorplan, and that the nursery seems to be the natural reception room, can you swap it back for viewings?

No afraid it really isn't possible to change the room back. When we bought it the nursery was the lounge and the pink room was the dining room. When DS came along it was the only real way we could get it to work because you get to the garden, kitchen and bathroom through the pink room. I think it is more to do with how it is listed which I have spoken to DH about but i'll do so again. To be fair it's not been on the market for very long so we're still at the 'lets see what happens' stage.
