Is an ensuite worth the money and hassle, wwyd?

Hi, we have a 4 bedroom 3 storey Edwardian house with the fourth bedroom on the third floor. There is a section to the rear of the room which is unmodernised. The plan was to put an ensuite in this part of the room however if we take down the wall then the floor will need to be reinforced which will not only be a major pita but also likely to be costly. If we go down this route then it will be years until we can afford to do it properly.
We have been thinking about just redecorating and keeping the dividing wall there and not adding an ensuite. The room is used as a spare room and study at present and even if we did add an ensuite we still wouldn't want it as a main bedroom as I do not like the thought of the children being on a separate level. We only have guests staying over a few times a year. So, wwyd? Wait and put in the ensuite or decorate now and not put the ensuite in? The room is still 16ft by 11ft so space is not an issue. Would it add the value you spend? Maybe rethink a year or two before you ever move. I'm not sure if I could be bothered with the hassle

How many other bathrooms do you have? If more than one, I would say don't bother with the en-suite, for now at least.

Most of the things in your post are why you shouldn't put in an ensuite - what are the reasons that you would?

Is the amount you have guests likely to change? An ensuite might become more practical if, say, your parents are likely to retire soon and come and stay more (or whatever)?

We have a very similar sounding property (3storey 5bed Edwardian) and the 5th bedroom on the top floor has an ensuite - we don't use it as our main bedroom but it is an invaluable space. We have guests quite a lot though and it's nice for them to have their own space especially if they stay over in the week as otherwise there would be a queue for the main bathroom.
Have you spoken to any professionals about having it done? Because then you would get a better idea of the cost and disruption. Make sure you consider the need for building regs approval for the work (floor strengthening, drainage & ventilation) and if you wanted to add a window that this may require planning (depends on area and size, positioning and type of window)

Thanks all for your replies. I suppose that in the future I would one of the children to have it as their room and so a bathroom would be great. My parents are very local and don't stay over but my inlaws are not but still only stay over a couple of times a year. Its the cost issue of involving professionals to do the work. Dh by trade was an electrician/plasterer all round whiz so we would be doing a lot of the work ourselves. I am not sure it would actually more value bit would certainly be a good selling point.
I think we have decided to wait until we can do it properly (sigh). Instead we are turning our attention to tarting up the kitchen, this house is certainly a labour of love!
