Selling a house without estate agents

Anyone done this?

Can you give me any tips or pointers, please?

Or perhaps I shouldn't do it in the current market?

I haven't done it but you could try Sarah Beeny's website tepilo - you can sell your own property on it, for free. Don't know anyone who's done it, but might be worth a punt.

My Dad did this on behalf of my Nan. Her house was in a street where houses are regularly bought for students to let as it is near a University. He put a sign at the end of her drive and within two days it was sold. This was 7 years ago, but I am sure it could still be done.

Not strictly withour EA, but with different EA - how about housenetwork? Way less money, they still organise bookings, stick it on rightmove etc etc, but you do viewings, you control price etc (you can change it when you like - they will advise, but no heavy push). You can have a board and all that if you like....

I considered this but was put off by having to do the viewings myself - we are both at work all day and also there is the security aspect if I did a viewing alone. But if you are ok with that then it seems like a good way to save on extortionate EA fees. Do make sure you go through a website that lists your house on rightmove, eg housenetwork.

I sold mine about 6 years ago using www.thelittlehousecompany.co.uk/ and I paid extra to have it advertised on rightmove (or similar site) - not sure if that is still an option though. I'd agree you need it visible on one of these larger sites.

I also had it on with a local EA, but it sold to someone who saw it online - because we'd not had an EA board (lived in a cul de sac) there was no dispute over how the buyer found the house.

I have to say it was great, and not having an EA in the way really helped our sale progress more smoothly as I spoke direct to our buyers if needed.

I feel that I took better photos, and I highlighted its potential for extension - which the EA hadn't. The buyer was looking for a 'project'.

It's definitely worth trying..
