barn

We are considering our finances as its top of our budget

What do I need to consider- its a big jump up the ladder for us
We have 2 dd's both under 3.
Can you spot any down sides- I've been a bit too romanced by it.

I much prefer the second too - far more character to it - but location can be really important - oh, I don't know!

barn 1 (Hartford) has been on the market since January. Probably why they're having an open day on Sunday.
It looks ok - the room sizes are not generous and there is very little furniture in there at the moment. Go see it.

If it's what you want then make an offer, considering they've been trying to shift it for over nine months already.
Nothing else you like in Hartford? Seems to be plenty on the market......

I think DP has fallen for the first big time- and to be honest its a big thing for him to be positive about moving- has literally taken me years to convince him. I know it sounds a bit strange but he will only move somewhere that is 'perfect'. We arent on the market yet so the first doing the part exchange things will help (I dont think they will accept the offer we can afford with the part exchange anyway)-so I'm hoping that if that doesnt work out the experience of finding somewhere nice and realising that there are a few out there will inspire him to aggree to put our house on the market.

He spent all morning looking at our finances to see what mortgage we can afford (have a very small one on our property which will be paid off v soon). The house were in isnt going to be suitable long term as I will end up killing the bloody neighbours as I can hear everything from next door as we are in a mews. Tonights fiasco has helped as their kids are running about, yelling loudly outside which our toddler is crying as she cant sleep/ over tired.

PS if we offer it will be under 375- its on with 2 estate agents and I want to try to get it for 350. I went into the estate agents and she used an example of someone offering 350 doing part exchange- when I asked her how it worked.

I told us the asking price was way out of our budget and if it would be worth viewing anyway and she said yes!

I prefer the first. The second one just seems a bit of a sprawl. In any case, imo, unless you find a truly outstanding house, location the most important.

I think the first one, you could use the single rooms whilst they are little and have their toys downstairs - you could eat in the kitchen and use dining room as a playroom??? When they are older one child could have both single rooms, one to sleep and dress in and the other for studying etc?????

conservatory on back to increase living space?

the second one has more soul. the location of the first one sounds ideal. however, i really dislike the size and shape of the main sitting room in the first one. if you can live with that then maybe going for location would be better for you

This is nicer than barn1, is near it (area) plus has an extra bedroom.

I have to say I wouldn't buy either. But if you really want a barn conversion, then you will have to sacrifice something.

Do you really want a barn conversion? If not I found 2 nice 5 bed houses in the same village this and this. There could be reasons against them, of course. I don't know the area.

Your question re: what we would choose. It doesn't matter. Some people prefer remote, some prefer to be in town. For some people character is vital, others prefer to get the right layout, or the outside space, or something else entirely! Personally I am going to sacrifice character for more space because thats one of the choices you can make in property around where I live. A fireplace and period features are lovely, but space is lovelier IMO. But I thoroughly understand that other people disagree. And in fact, I am quite happy about that because it makes my property a bit cheaper :)

TBH IMO neither of the barns fit my idea of a barn conversion - I have a romantic dream of winning the lottery and buying one in the country somewhere!

I like the garden space in barn 1 but prefer the layout and look of barn 2.

just wanted to say a big thankyou for your comments, we viewed today but have ruled it out on it being too over priced for the tiny single bedrooms and lack of storage.

I think you are probably right to do this.

I know exactly where this is as I used to live on the golf course nearby (vrae) and the children went to the school in Hartford.Its a lovely place with a real community feel. I would personally prefer to be in hartford than say Kingsley or frodsham. Am sure you could get a lovely character house there with all the required space, its just a matter of waiting for the right one.

Were in cuddington ATM for those who know the area. We have decided to move thou so im v happy! Were going to save the extra cash we will be paying in mortgage payments when we move for 6 months then go on the Market- we are also going to view number 2 on wednesday Grin

We're not too far from you. Id say that Kingsley is a better area but with young children I'd prefer to be in Hartford because I'd feel isolated in Kingsley.

Have to say I think the Hartford one is overpriced.

We wouldn't pay more than 300 for it, so small once you think about where u would put things. Were a bit spoilt tbh cause were on del park but nice estate just don't like the houses
