Buyer pulled out because of "damp" - gutted and hacked off with her and the surveyor

buyer has pulled out 5 weeks after survey was done. Apparently the house has major damp problems, inside and out. we haven't seen the survey but it also says that the valuation is correct , the Surveyor told us this. How can the valuation be correct if there is such an issue with dampness????

A dampness surveyor came round and found one small area of damp which would cost about 375 to put right. She recons this won't deal with cause of the damp. We have no idea what the cause could be, nor could the damp proofing guy. We have never noticed any damp issues at all.

Now don't know whether to keep house on Market or give up for time being and see how things go. We really need to get a good price for house. We are a good 10 to 20 grand below most of the other asking prices for similar properties, but DH reckons that it's pointless trying to sell before Christmas.

I bloody hate moving house.

Spoke to EA and they explained that the ex-buyer owns the survey. They were kind enough to supply a summary of the L3 items on the survey. We were very much concerned as we were told there were 12 items.

Turns out there are 10(!). Only 3 of which are structural. Apparently the survey highlighted wallpaper falling away and brown areas on walls, we cannot actually see any of this so are pretty pissed off. But we know we have no comeback on this.

Others were quite odd including listing the possibility that the water flow might not be very powerful because we have a combi boiler and that some people might not like this (flow is actually very good) or related to getting plumbing or electrics checked as it is not something they can comment on or check. We had a survey done on the house we were buying and these sort of things were not listed as level 3.

We can see why the FTB pulled out.

We have a survey booked for early next week with an independent surveyor who specialises in damp and timber issues. Now we can start putting things right.

Just wanted to add that once when I was FTB, I put an offer on a property and started having doubts later whether I have done the right thing. Got a builder to look at the property and he revealed all sorts of problems (old house, too). I got scared and pulled out. Then vendors offered to make quite significant repairs on their own cost, but I wasn?t interested. I guess the vendors felt in a similar way like OP. I guess I just didn?t like that property strongly in the beginning and run away with excuses. Felt bad for the vendors for ages, though....
