Has anyone actually used one of those "we will buy your house" places, I know and realise they are crap but would still like to know if anyone has?

Please, I want first hand experiences. As all the wonderful recommendations on their websites I take with a large pinch of salt.

I have in the past told people on hear not to go near them with a bargepole.

But I need to get my parents house sold as soon as, so they can moved into a retirement complex. It has already been up for sale for over a year. The price is going to be reduced shortly and gas central heating is going in by the end of September, but it needs to be sold.

fimbo Should mention that I considered using one of these companies earlier this year...was so desperate to sell.

House was on at £150k - too much tbh as I told the EA, should have been £140k, but anyway - and I was offered £110k.

However, the chap was very helpful, realised we werent going to accept that and gave me some very good advice...I checked out recent sale prices on the land registry and looked at other houses for sale at the same time in our area on rightmove - including the ones that had been on for AGES.

Without exception, the ones that had been on for ages were the ones that had made no reduction in price - and some of them had been on the market for 2 years +

(I realise your parents have made a reduction and getting GCH in is a very good move.)

After speaking to this guy - who did some local research too - told me that, in his opinion, if we put the house on the market at £125k it would sell in 2 days.

Couldnt afford to do that so we put it on at offers over £130k and it did indeed sell in 2 days (no chain cash buyer)

If houses are priced correctly for the area they WILL sell.

Some people just cant/wont take the hit.

I know this is a really old thread but I've seen this ranking on page one of Google results.

I actually work for one of these companies and feel like I could give an insight to how the industry is today.

Here are some statistics of our research against Estate Agents:

Sale Period - Cash buying companies 7 – 28 Days. Estate agents 6 – 9 Months (Obviously these can vary - but cash buying companies complete in under a month).

Fees - Cash buying companies always take less in terms of fees when selling your house. You must take into account that even though Estate Agents can offer you a higher selling price, there will be a lot of hidden fees that don't appear until you agree to sell.

Solicitor Fees - Cash buying companies do not charge solicitor fees and will pay these for you, MANY Estate Agents do not.

You should always look for members in schemes such as The Property Ombudsman (www.tpos.co.uk/) or The National Association Of Property Buyers (napb.co.uk/). These organisations offer you advice and help when enquiring about these companies, if they are not a member of either, I would stay well clear.

In the end it all boils down to whether you want to achieve a quick sale in under a month or take a risk and have your property sitting on the market for months hoping you make a few extra thousand.

Again sorry for bumping this old thread but I felt like I needed to clarify a few points.

I got one of them when selling a flat a while back. He paid for a survey then offered 75% of the value of the survey.
He was furious when we declined his offer Blush

That's silly of them, they should of explained the process of how they work before they offer you a % of your houses value.

NO NO NO NO AND NO AGAIN stay away from these rip off merchants, they will offer you well below the market price, and a couple of days before signing you get the inevitable phone call " We've had the surveyors report and this and that want doing so will have to revise our offer" One from the Wirral told me the surveyors report told them the 'sub floor timbers want replacing' when I spoke to the surveyor he knew nothing about it, which I knew because he didn't go beneath the floor or take up any floor boards so how could he possibly know PLEASE PLEASE STAY WELL AWAY FROM THEM.

My partner had a property left to him by his late aunt at the start of this year. We called a few companies but went with buy my house. We received an offer over the phone the next day.

The price they put forward was about £10000 less than its value which was higher than most of the other quotes, so we sold it to them.

Nothing happened after this point, no phone calls and no solicitors paperwork. We pushed them and was advised that we were waiting for a survey to be booked in. After close to two weeks a man came round (seemed very unofficial) to do the survey. This was followed by a phone call saying my house had been down valued and they had to drop their offer by £22000. I declined their offer and was then hounded with calls by them for the next few days.

We then went back to the open market to tried with a local agent. We didn't have any offers in 6 weeks so went back to look for cash buyers.

After reading a few forums online we went with a company called Home house buyers. Their offer was lower than what we wanted, however, they promised to complete in 14 days and they actually came out to see it. They did complete at the price, however, it took just over four weeks.

Read forums would be the best advice. We found there seems to be a lot of review based websites from actual companies. So best to stick to the impartial ones.
