Beautiful cottage without garden to buy or not to buy????????

Posting this on behalf of a good friend.
My very good friends saw this stunning cottage, beautifully extended and refurbished, masses of space, gorgeous huge bathroom, massive three bedrooms, all of it amazing and all done up to very high standard.
No garden, house is situated in beautiful and very affluent area with fantastic schools, but is it no garden situation a deal breaker?
Open fires, whole house is very much so in keeping with period, amazing place I went and saw it with her, and I loved it.
It is in a village location with a lovely park/playground 2 min. walk away, lot of green spaces in vicinity?
Would you even consider buying it??????

That sounds pretty positive if they have already spoken to the listed building officer but bear in mind that the whole village will have an opportunity to comment on their plans - and enhancement isn't necessarily good enough justification.

We live in similar and main issue for me is the cost of heating/maintenance. Heating is particularly an issue as we can't have double glazing, most forms of insulation etc.

There are certainly people that specialise in obtaining permission for alterations to listed buildings. My advice is to keep the planning officer onside. If they're already talking to your friend it is a good sign.

Personally I am not sure I would buy a listed building again (unless it was perfect...)

Fingers crosse for them, I would love for them to for itGrin selfish reasons.
I want to go and stay with them in that beautiful cottage, and yes agree with you best to keep listed building officer sweet.
I am confident whatever they decide they will do it right, they don't tend to do things by halves.
