Tell me about Eltham, SE9

There is a chance that, if things go our way, DH and I might be able to buy our first home next year

We'd like a 3 bed house with a garden, near a good primary (state or RC), commutable from central London (pref Victoria or Charing Cross), near to green space (cycling paths would be nice)... But we will only be able to afford 230k max which isn't really v much for London.

What's Eltham like? The houses look nice and I like the look of the park and the leisure centre? Are there particular areas to look at/avoid? Does anybody know anything about the Progress Estate? Thanks in advance Smile

I'm White British, husband is not, have 2 kids and NEVER, in 6 years, had a problem in Eltham. We love living here - 30 minutes to Victoria / 20 minutes to London Bridge on the train, Sports centre and library close by, good schools, nice community (including lots of immigrants), restaurants, shops, green areas, close to main roads, and if you go out in central London at night and miss the train, can easily get buses home - the N21 stops practically outside our door - straight run from Trafalgar Square.

Wish people would stop talking about Stephen Lawrence - don't mean to sound cold, but it was 20 years ago, and worse things have happened in other parts of London. Every time it is mentioned the general public think Eltham is full of racist yobos and that is simply not the case. I have friends in Eltham from many different countries, many different different types of people live here -lawyers, doctors, bankers, - it's a real mix.

Spangolo - have you found a doctor yet? Eltham Park Surgery iin Westmount Road is the only I know, it's OK, but you do have to wait a good week to get an appointment. I am looking at changing, so if you know of a good one let me know please!!!

I also live in Eltham (on the Progress Estate) - and can vouch for its great community appeal.

Never seen any trouble there (so a lot more when I lived in Sidcup - where I grew up)

Progress Estate houses are wonderful - very individual - not what you'd expect in London at all

High street isn't beautiful - but very functional

Schools - Deansfield especially (imho) is very good.

Great access into london, and out into kent

What is there not to like :-)

New Eltham is a lovely place in Greenwich to bring up kids, friendly, full of great parks and with a new demographic of young professionals who work in the city. It's a hidden gem of London and a great place to live.
