Oh FUCKSTICKS! This is the final straw

We are attempting to buy a lovely house. Our buyers are in place, we are waiting to exchange. One of my final jobs was to organise insurance for the properties. So I called our insurers and asked them for a quote.

They won't cover it - flood risk.

So I called the insurers who currently insure the property.

They won't insure it - floor risk.

So we phoned a high risk insurer and guess what?

Yup, they won't cover it because not only is it a flood risk but we are planning a loft conversion and they don't cover buildings where work is being done.

ARRRRRRRRRRGGGGGGGHHHH I have viewed 45 houses, this is one of three I liked, one decided not to sell, one went into a mad bidding war and went for £100k over asking price and this one now is uninsurable.

House vendors have heads firmly in the sand, have put the house back on the market Hmm Which means another sucker will pay at least a grand to find out it's unmortgageable. Hmm

But have found a new house we are going to take a look at (want a squizz and yes I can see the kitchen is titchy but it does have two futility rooms to make up for it.

ICouldHaveWrittenThis - we were looking in Kidlington after being disappointed in the area I think we spoke about. I did wonder about the first house with the reluctant seller as it's still on the market but don't have time to fart around while they get their heads together.

Nope. River house was not as nice. River house was a very sensible decision based on space and schools. But I was ignoring my gut instincts and I should not have done that. Won't make that mistake again though.

Estate agent gave my DH about twenty minutes earache trying to convince him to change our minds (couldn't talk to me, I've spent the last 24 hours with D&V - only time I've ever been grateful to have my head down the loo!) I do feel terribly sorry for the vendors, they are lovely people. They've never had flooding issues and I can see why for them this is a total kick in the teeth. But what can you do? :(

Nice house, you have made the right descision, always need to look at how easily you can resale and that one you would probably not have been able to resale.

This house (which we call canal house) was our sensible choice, based on schools and work.
Have not settled yet and we have been here nearly a year. It just does not feel like home.

btw that kitchen is huge, and two futility rooms??? Just how futile are you planning on being woman?? Am very Envy

Kitchen is not huge at all, it's only six foot wide. Even my current kitchen is bigger than that. But it's okay. Two futility rooms makes a lot of sense, however I'd tend to put all futility equipment in the cellars. I'm selling it to DH with the think of the wine you could store down there line Grin

By way of update: The house I sort of like/don't like but is filthy is off the books. The owner won't move on price and it's really overpriced.

The Eynsham one we've got an offer in on. But was out all day and have several urgent messages from agents asking me to call. So I'll see what they say tomorrow.

It's absolutely beautiful inside btw. I could have cried it was so nice. Downsides? sash windows, third floor has no central heating (and cellars don't either). Also garage needs some work to make it work for our purposes. Also the kids would have to move to the school nearby (which is a good school) but they like the one we've got a place at already.

Did your offer get accepted? Shameless nosiness! By the way, boring fact, the freestanding unit in the dining room is Ikea Varde I think. We have one that's too big for our current kitchen but is fab. Nice to see it in a nice house!

How much of a problem is it to move the children's school? (iirc they are still young so should be ok??)

If you do go with the Eynsham one stick your youngest on the list for the local school ASAP-they're expecting a big influx of people with all the new houses

No news yet - they said no to the first offer, we upped it 25k.

DD due to start school in Sept. DS next year. I know schools might be an issue, but we're stuffed basically, we have to move one way or another.
