Negotiating a completion date

I am really cross.

We are moving house, mid-June is the date that has been talked about all along as that is when our vendors wanted to move. My understanding was that our buyer wanted to move asap as she is a cash buyer , currently in rental. We want to move asap as I am 32 weeks pregnant! Estate agents told me yesterday she doesn't want to move until 7th July as she needs to give notice on her rental place. I don't understand this. Even if she gave notice today then surely that only takes her up until 26th June?

Have instructed the solicitors to be harsh on the negotiations for this but I am a bit anxious about it. I would be considered full term from 3rd July (37 weeks) so just seems a bit too late. I have visions of waters breaking when trying to move.

Who holds the power when deciding a date?

Nope, but everything seems to be progressing smoothly. Is just quite a stressful process. I wouldn't care if I wasn't so pregnant.

It's bloody awful moving house. Oh, and being pregnant is rubbish as well. Nothing to add but my sympathy - is it your first baby? FWIW, they are very often late. Both my children were late (42 weeks and 41 weeks).

As the vendor, you probably have to suck it up.

I would keep them sweet then until you've exchanged. Negotiate on this afterward exchange and put the pressure on then! If you're desperate to move by a certain date and your buyer says she can't because of financial reasons (her months rent) you could always offer to pay for her last month in rented??
If it's any conciliation we're completing next week and haven't even found a house to buy! Oh and I'm 30 wks with dc3!

Good luck, it's awful isn't it!
Oh and just to say my first came at 38 wks!

It's my second. And first was on time which offers a crumb of comfort. But you never know do you, could be early. I have SPD and hard enough to do anything now, never mind in 6 weeks! We are definitely going to shell out and get packers this time round!

Meant to be a home birth. Could be birthing in the removals van at this rate.

Hope you get sorted soon, Fortress. Have you seen anything you like? Or are you moving into rented?

Hi LadyGG. I really sympathise! We're trying to buy a house that'll be repossessed in 40 days but they've rejected two of our offers so far. We're sweating it out till Monday and hope they come to their senses as it's a good offer - (see other thread about solar panels!) ofcourse that's as long as no one offers more...
We're staying with friends and then family and then friends as we've not been able to find anything suitable to rent! Awful rental market at the moment too!

A months notice on rental property is not one calendar month from when you give notice. It's one month from the start of the next rental period.

So if the tenant originally moved in on the 8th of the month, if they gave their 1 months notice today - the 26th - the end of their rental would be the 7th July. They could give their notice anytime from now up until the 7th June and their end date would be 7 July. Give notice on the 8th of June and your rental wouldn't come to an end until the 7 August.
