So.

I live in Derbyshire. Village. Close to major roads though.

My house is a 3 bed extended semi. It comprises;
2 reception rooms
wc
utility
kitchen diner (with built applicance and range oven)
3 bedrooms
bathroom
loft room/hobby room
front and back garden
drive
car port
new boiler - last year
new windows - last year
completely redecorated - last year

At the height of the market (2007) it was valued at £175k.
Was put on at £150k (which I thought was too high tbh)
Just reduced it to O/O £130k

Sound resonable to you??????

well I don't know your area but I can't imagine that being anything other than very reasonable - that is a lot of accommodation in good order, by the sounds of it.

www.zoopla.co.uk has a section which will work out a rough current guide price for your house. I've found it to be more accurate than other sites, especially as some only work out a guide price based on previous house sales which is useless if the last house in your street sold several years ago.

Are you with an estate agent? If so, they should be able to tell you what they have sold recently - giving you an idea of how much to market yours for.

According to Zoopla its worth £146k!!!! ( we have done a lot of work on it tbh)

The house that is unexpectedly back on the market wont be so for long so am a bit desperate, yes Sad

Derbyshire is a big place, we're in Nottinghamshire quite close to the Derbyshire border and 130 seems about right for that sort of location. There are much more expensive areas of Derbyshire though.

do a search on rightmove or findaproperty for houses similar in your area. That will give you an idea of what is on the market.

£130 sounds low to me. Anything similar sold recently nearby? Zoopla I think takes into account any property not just similar in size/standard if it's nearby.

tyler I am on notts/leics/derbys border too!!!!

There are a few near me that arent as big/as nice but they are on for 145-165k and they arent shifting.....1 has been on 18 months.

A house sold round the corner from us last year that was like ours before the ext/work done etc and it went for £115k (was originally on for £140k though!)

Really depends where you live ursula I think....for example, in places like london/SE/home counties, houses are going for more than the asking price!

Having recently sold a property in the SW, you definitely need to be priced to sell even to get viewers through the door. In reality, that means undercutting the competition in your area. How do you know if the price is attractive? Well, lots of viewings in the first 2 weeks is a good sign followed by offers (and they will all start off low so don't be disheartened, it's the sign of the current housing market). We accepted an offer (0.95% of asking) within 2 weeks of putting our house on the market (had about 20 viewings in that time and 6 offers) - it took another 9 months for it to get to completion with the chain breaking down twice but that's another story! Just before our chain broke down for the 2nd time, the exact house type down the road came on the market for 10% more. When ours went back on the market, they withdrew theirs from sale. We sold at 0.97% of our asking price a few weeks later but the same figure would have been 0.86% of their asking price for exactly the same house so go figure! Ours was better located being a stone's throw away from an oversubscribed primary school and had a larger garden. Moral of the story is - you need to be realistic about what price to achieve in today's market if you wish to sell. We didn't have the luxury/option of accepting an offer from a cash buyer/no chain buyer - all our offers were from buyers with varying chains. FWIW, we actually didn't accept the highest offer - we accepted the 3rd highest and the shortest chain but still ended up with a very protracted sale process. Good Luck - I know how stressful it is!

I am under no illusions.....I know we will not get what we think the house is worth...how does the saying go..."your house is only worth what someone is willing to pay for it"?

If we dont get at least £130k we cant really afford to move.

I would accept £130k but dh would like more (but he hasnt got much of a clue - I have done the research)

sigh....
