Having been completely stung by the useless Estate agents (over 2k and I did most of the work!!!) I no longer trust my instincts. How do I go about finding a decent convayencor, what is a reasonable price and when do I get them involved? We have accepted an offer on our current property but are yet to find somewhere to move to.

I used Simpson Millar when I last moved (2009). They deal with everything via email or over the phone and you have an allocated person dealing with your file so you don't have to explain everything each time you call.

I would contact them now to get a quote. They can then open a file as soon as you've accepted the quote and will be ready when you've found a house to move to. We had our file open for ages because we had an offer accepted on one house which was then withdrawn from the market and it took a couple of months to find another house.

Thanks. Do you know if they charge you a full fee if the sale falls through or do they work on a no sale no fee basis??

Personally, I would never go with a 'faceless' firm. Go with a local established small firm where you can pop in when necessary. A local firm will have long standing local knowledge which can be invaluable. A good tip is to ask around and go on personal recommendations.

My DH is a Solicitor and probably gets 80% of his conveyancing work from existing clients or recommendations - advertising that money can't buy.

Regarding the no sale no fee, ask the Solicitors when you ring for a quote and check their terms of business.
