New houses and PX developers schemes

Our house is on the market and although we have had lots of viewings there are still no offers.

This weekend we went to see friends on a new estate just outside Salisbury and were really impressed by the town and surrounding area as well as its commutability to where DH works and having never really looked at new builds before we were impressed by the quality of our friends house.

So...... have you bought a new build and what did you find the pros and cons to be, and does the builder part exchange scheme make any practical difference to whether or not your house sells?

The developer is Persimmon/Charles Church if it makes any difference.

Having bought a Persimmon house I'd advise you to avoid them. The build quality is shocking and we've had endless problems with the house. We've vowed never to buy one of their houses again. Charles Church are supposed to be decent builders though, so not sure how the partnership would work.

We've looked round new houses by a couple of different builders and even in the show houses you could see signs they had cut corners. Seeing the following topic on another forum just confirmed my views

Beware the PX scheme, because unless they've changed it, it isn't as it sounds. They won't do a PX if you are "out of area". We were moving from the SE to the SW. The valuation they offer is way way under what you would ordinarily get for the house, plus you have to have a differential of 30% between the price of yours and the cost of the new one.

We thought we were having a PX from Persimmon until we went in to sign the papers. Rather than buying your house from you as we thought, their scheme is that they try to sell your house for you (as an Estate Agent). If it doesn't sell in 8 weeks you lose the new one you've reserved.

Read the link! Shock We had a terrible problem with NHBC as the brick faces kept falling off when it rained. Persimmon/ NHBC refused to do anything about it. We ended up having to get a surveyor out who submitted an independent report recommending two whole walls were rebuilt with a superior quality brick!!

We bought a Bryant new house and part exchanged. Our house is fantastic - big rooms, loads of cupboards, great kitchen. Down side is teeny garden but not a priority for us.

We had been trying to sell our old house for ages and couldn't. When Bryant had it valued, by three agents, they valued it waaaay over the odds and so we came out with a great deal. I know that they lost £20k selling our old house on. And, unlike SnailWhaleTail, they did buy it from us.

I've just done a part ex with Charles Church, they've bought our house off us though on the part ex plus scheme. Yes it was less than Market value but they knocked the equivalent off the new build and threw in 3k of extras! So far service has been fab and from what we've seen of the build everything looks fine.

What percentage did they end up knocking off when they valued your house ehedydd?

Also very interesting to hear differing views on Persimmon and CC as they're owned by the same company now are they not?

Build quality on new houses is shockingly patchy and NHBC is no guarantee, the scheme is frighteningly hard to claim on. Big housebuilders often self certify with regards to building regulations and this means that they manage to get away with murder. Its the power of big business!
Some are good quality but its worth looking deeper than what the housebuilder tells you - google problems etc and see what comes up.

We looked at a PX deal a while back and were offered almost exactly the same as we had paid 7 years previous. Apparantly what the valuation instruction was "value the property in order to achieve a sale in 4 weeks".

We couldn't afford to accept the paltry offer but less than 2 weeks later got an offer on our house and because we really wanted the new build went back to the builder and took great delight in telling them. We then got lots of extras on our new house.

Can't work out the % baby brain lol but they bought our house for 12k less than the mv but they knocked 12k off the new build so for us it worked out fine, we are desperate to move from here anyway and if they hadn't done it I would have cut my losses and taken it!

The thing is they'd probably still knock 12k off the asking if you weren't part exchanging.

The sums might still work out for some, especially if it's your only option for moving but it's worth remembering that 'discounts' are often given irrespective of part exchange

Exactly and we weren't losing out as the house was bought for 4x what I paid for it some time ago it all depends on the individuals position I suppose for me I felt it was a win win situation and I haven't lost anything by doing a part ex it's made the moving process very easy and simple for me as there's no chain involved
