Has anyone experience of splitting a title?

We are considering a property with a large field attached on the same title deed and wondered what costs would be involved in splitting the field off the title of the property onto it's own title. Has anyone done this, not necessarily with a field, could also be if there was a granny annex or separate flat. How did you go about it and what was the cost?

If you just wanted to buy the house, without the field then it is a relatively simple process. The solicitor (usually in this instance the seller's solicitor as they will know what rights/reservations/covenants the seller will want) will draw up what is known as a Transfer of Part. It would show the land you were buying and when it is registered at the Land Registry it would be registered with its own title number.

You would need to get your solictor to draw up a new title deed and then register it with the Land Registry - no idea how much it costs though.

Sorry, forgot you asked about the cost. I would reckon between £700 - £1000 depending on how complicated the whole title to the property and field is and
how many terms the seller wanted to incorporate into the Transfer of Part.

We want to buy both but finance separately. I think we've decided against splitting the title now as it's going to be more hassle that it's worth.
