Anyone who's extended? Can you please help?

we are hoping to extend our 3 bed and make it into a 4 bed with a double extension so playroom and cloakroom downstairs, extra bedroom and en suite upstairs.

Can you tell me how you got the money? Csn we just add it to the mortgage? We have a small mortgage and in excess of 70k equity.
Also how long did your double extension take?
And how much do you think it would be roughly?

took 12 weeks to build over a v cold winter, our mortgage rate is only 1% and was only worth 35k which was same we needed to borrow for extension so it was cheaper to take out a seperte loan linked to the mortgage so when rates rocket we can merge the 2.

I dont understand about the borrowing? Do you mean you took out a homeowner loan?
Our mortgage is due for renewal in sept so we are hoping to get it then but somone told me you cant just ask them for another 70k for new build.
12 weeks sounds good, what did you add? Was yours a double for 35k?

yes i think it was a homeowner loan, we have a 4 bed but 2 beds on back of house were tiny so we lashed on 3metres and have 2 much bigger bedrooms now and a lovely long bathroom, underneath at ground floor we have a garden room and utility - the utility was moved back so we could knock through the kitchen. Yes it was v doeable for 35k and inc elecs abd plumbing/ newboiler - we are in the north east and i ould thproughly recommend our man.

Jealous now as am originally from north east, but live in wales!
My fil is going to do all the plumbing and electrics as tnats his business, but wow 35k is very good, would be over the moon if we could do it for that.

Can i ask, did you use an architect for the whole job or just or design and planning?

a man who did plans and spec and got our planning permission sorted for us. Id do it again in a flash it was soooo exciting looking back though probably wasnt at the time lol!

dontknow if your asking me here but no there would have been no issues adding to mortgage just i looked at all rates and worked out this cheaper until we knew what rate was going to do.

Mosschops - I think you need equity so you should be fine.

Did your architect work out roughly how much the job would be? Have no idea how we work out how much to add to the mortgge

once we had our plans and spec we just had loadsa recommended builders round to quote us - some proper take the peee - one quoted us 66k!

we told ours why we wanted to borrow and no body came out or even cared to be honest!

Watching with interest - we're planning something similar, turn tiny kitchen into huge kitchen diner and add another bedroom upstairs - but I have no idea where to start! Not sure if we need an architect who also project manages or a construction company or just a builder who can subcontract stuff and at what stage we need to sort out the mortgage.... all very confusing so we're currently going nowhere.

mosschops my dh did it -he is in the trade - but yes I think that you may need someone to work it out for you.

Dh is a civil engineer but also puts work out to tender so he will probably work all that out.
He thinks that he will use people they use at work, but im not sure if its a good idea or not. Am glad fil doing all plumbing, electics and bathroom fittings though.
pelvic i spoke to tje council planning dept and they said we can either get an architect to draw up plans and get through planning, then find and instruct our own work team (which is what we will do).
Or you can instruct an architect to do drawbgs, get through planning, put work out to tender, and project manage job through to the end

Hi, we have just finished our extension. Added a 2 storey side extension plus single storey rear ext, which gave us a big kitchen diner, utility room, loo, big hall, upstairs bathroom & ensuite. We paid 64 plus vat, architect estimated it would cost over 80 though. Can't see how that other poster got it for 30 something, I'm jealous! Took from july to jan, longer than expected cos of weather. Still painting... We just added the extra loan to our mortgage. Good luck!

Lol yes it was the fanjo lips hanging in our hotel reception on hols in jan Grin

The architect has been this morning and has advised to put a prelim plan into the council just because of all the issues.
So will have to see how that goes
