Mad to be selling now?????

...want to move.

Have done for 4 years.

We have spent SHEDLOADS on this house and I still dont like it or the area. We were never supposed to stay here forever but we have spent so much it over the year (have been here 12 years) that we have become resigned to it I guess.

We have some equity left - not much but enough to pay for selling fees and a small deposit.

Are houses selling atm?

Am I mad to be even considering it????

We've sold two houses in the last 3 months. One of them took a while, but the other, in a v desirable area sold in 3 weeks for full asking price.

I think you should try it. We're selling ATM, took three goes and a few good months but it finally seems to be going OK. We've just had an offer accepted (for 95% of the asking price) after one rejected (7% below, they did get another offer at only 2.5% below which they accepted).

Why don't you like the house or the area?

Well, the Estate agents don't seem to be going out of business like they did in the 80s!

We are selling at the mo. The estate agent named a price and added "it's a bit cheeky, so be prepared to lower it.*" That was 3 weeks ago and we have had 13 viewings. Three viewers have now put theirs on the market because they want ours. The main reason for this is we have some land and they are pony folk, but I'm still surprised how much interest we have had.

*He wasn't sure where to pitch it because it is a bit different.

I am about to sell too. I think the Market is shaky but now is a good time in terms of prices as they are still quite high and there will be comparables for mortgage purposes if there have been sales in your area. I think this time next year prices will be a lot lower

Houses that are priced sensibly are selling very well. It's the ones priced too high that are sitting on the market for months.

It is a buyer's market but it's actually a fairly good time to move if you're selling and buying. You might not get as much as you want for your house but you can drive a bargain on the one you're buying. Also, mortgages are very affordable, assuming you have a decent deposit.

it is the difference to move that is important - if you are selling and buying at a 'low' point in the market you sell low and you buy low

molly Yes....have wanted to move for 4/5 years but have always put dh/dc's wants first. I cant do that anymore...I am miserable (not the house...I dont and never will feel like where I live now is "home")

nocake I am really clueless about all this...we have lived here since getting married 12 years ago, only house we have ever bought so no experience. It is an extended semi with a drive and carport, 3 beds, bathroom, loft room, utility, downstairs WC, large kitchen diner and 2 receptions. New boiler last year and redecorated throughout.

Will be asking £140k for it which I think is a good price (live in derbyshire btw)

We put ours on the market and sold in 9 days, we thought it'd take forever, so are now in the position that we have nowhere to move to....so we plan to rent for a bit, and reassess in a few months time.

Got an agent coming out on Tuesday to do a valuation (agent we bought from 12 years ago so we get a discounted rate!!!)

Am feeling much more positive now...we will do as you are if we sell quickly...we will rent for a while and bank the equity.

Have just been looking at houses on house porn site rightmove and have seen a great looking one BUT its been unsold at auction...now, what could that mean???

Lots of houses that I like actually. Its pleasing dh that will be hard Sad

We've been on for more than a year, with just a handful of viewers. We're keeping it on though, as we can't afford to take it off and find the money to put it on again when the market picks up.

I cannot bear to pass on the benefit of my hard work and expense of redoing my house for a song so we're going to rent our house out, but that is because I wouldn't mind coming back here one day, if you cannot stand the area then I guess you have to bite the bullet and just knock whatever you feel you've lost on this house off the next one you inside.

If I didn't like the house, I wouldn't wait. In fact, I don't like my own house, and if I had the money for relocation, I would put it on the market straight away..

Houses seem to be selling around us now after a long period of stagnation. My friends have just received 3 full asking price offers after a week on the market. I think some people are just tired of waiting for further falls or they feel their jobs are safer after April.

Am interested to know why you think prices will be lower next year Noddy? I thought we might be back on more of an even keel by then although I know there won't be any big rises in the near future!

I would go for it OP - sounds very promising and hope you get a buyer asap..

Quite a few houses selling round here but they are smaller - and hence - cheaper than ours by 15-20k.

I do regret doing some of the work on the house now BUT we have had the benefit of the extension for 4.5 years now and we were MUCH warmer last winter than the year before!!!!

We are hoping to get something of similar size......
