How accurate do people find Zoopla?

We had a low offer on our house (about 60% of asking price) and the offerees made reference to the Zoopla estimate.

I was quite shocked to see that the Zoopla estimate was about 70% of our asking price which we had quite carefully considered and which was the mid-valuation of 3 local EA's Confused

I've randomly compared a few local properties on Rightmove and some seem accurate, others way off. Anyone else had any similar experience? Or it is usually a bit more accurate?

Zoopla is inaccurate. Many estate agents are also wildly inaccurate (presumably because there are gazillions of them so they need to overvalue properties to get business). I'd be fascinated to see how they approach valuation actually. Step by step.

Zoopla can surely only ever be very rough guide. Presumably they just look at sold prices nearby - no account taken of all sorts of things like a complete refurb (or not), extension, etc.

Estate agents tend to overvalue, if anything. IMO the best guide to a realistic price is yourself - if you've kept a close eye on the local market, had a good old nose at local listings on RM/Zoopla, ditto sold vs. asking prices, etc.

The zoopla value of our road/house is probably about 60% of what houses go on the market for.

Our adjoined neighbour is valued at £20k less than us on Zoopla. Thing is they’ve built a massive extension, renovated throughout, loft conversion, landscaped garden. Ours is a bit of a shit tip in comparison 🤷🏼‍♀️

Zoopla pricing is crazy!
They’ve knocked the “value” of ours down £60k below what we paid for it last August, and I was very surprised as house prices haven’t fallen by 10% round here in that time, even if we did pay over the odds it wasn’t that much. Then I realised that there is another 4 bed up the road for sale at £100k less than we paided, presumably that’s whats caused the issue. But based on square footage that house is half the size of ours, and is a semi rather than detached.
Funnily before we bought ours zoopla said it was worth £250k less than we bought it for!
