would you put in an offer?

Please let me know your thoughts on this!

We've seen a property that would suit our needs and don't know whether to put an offer in. The lady owner of the house is getting divorced (thus the estate agent says she has to sell) and we got the impression that she doesn't want to sell. When we went round to see the place she looked positively annoyed. She hasn't found a place to go either.

We are in rental so want to buy asap. Would you put in an offer or do you think we are in a long wait/chain?

I saw one I liked in the exact same position, and I walked away, because if one party in the split wants to sell and the other doesn't it can only cause grief. I just didn't want to become embroiled in the fallout.

I actually bought a house just down the road, and the woman is still in the house we viewed almost 5 years later.

If the couple have split and the husband wants his share of the equity and his wife can't buy him out, she'll have to sell. When we were viewing properties there was a similar situation and we thought the vendor would hold onto the house for as long as she could, however, it's now STC. So I'd put an offer in if I were you.

make an offer and put in an 'exchange by xx date' and 'complete by xx date 'clause, eg exchange by 30 june and complete by 30 july??
