Equivalent of Weybridge in the South East?

Say if Wimbledon is Dulwich and Guilford is Tunbridge Wells, what is Weybridge?

You need to decide whether a decent secondary school is worth giving up period features (lots of period property in central Guildford but out of your price range and most near the station so not in GA catchment) and walking access to a town centre (loads of buses from Merrow/Burpham to town centre).

Well, that's my predicament and that's why I'm trying to look into other areas. I guess I would find it too hard to live in a house I personally consider ugly and be surrounded by lots and lots and lots of houses I consider ugly. There has got to be somewhere out there...

Rydens (supposedly improving) is the secondary for Walton.

i doubt you'd get detached for under a million in teddington

period wise, a victorian cottage or semi more possible, lots available in teddington but at the hampton hill end which maybe out of catchment for teddington school which is by the river towards Hampton Wick.

Hinchley Wood could be a contender - near Claygate/Esher, good secondary school, still quite good value, but i don't know the ins and outs of the areas within.

Teddington for £650k you will get a 3 bed terrace you need £800k+ for a decent 4 bed period terrace.

Thank you Titchy. Again, don't want to offend but Cobham is just way way too small. Weybridge would be as small as I could stand; Guilford would be ideal but we can't find a good looking property in the catchment area of George Abbot for £625K.

Somebody mentioned Walton. I guess it's worth a second look; I've only gone passed in the car and found the town centre a bit ghastly (again, just my opinion, sorry if I offend anyone). What is Rydens like?

i don't want to offend you but unless you can increase your budget you're going to have to compromise

  • 4 bed detached
  • period features
  • "nice" area
  • great school catchment
  • main town

it just isn't going to happen unless house prices drop significantly..
of the facts above which is most important?

we bought a 1930s semi on a main road
not what i would have ideally chosen.
but we have got a great area, great schools, nice people, town centres, good commute, osp, s facing garden etc... you've got to make some choices, or move area significantly.

No you don't offend me at all, of course I could do with an increased budget Grin. Okay, maybe we could stretch ourselves to £650K but house doesn't have to be detached at all. Semi would be great, but it does have to be very nice or have potential to be as this is a long term move. To add another item to the criteria list, commuting to London needs to be reasonable, so more than 2 trains an hour. We need to be in a main town so that on a day to day basis I can manage without a car as I have a phobia of driving which I am going to be working on.
So where do you live amidaiwish?

Strawberry Hill (in between Teddington and Twickenham)
secondary schools aren't great here though, richmond borough has a linked school system so it isn't even enough to live near a good school (of which there are few) you also have to go to the "right" primary

so might have to move when the time comes

My DC are due to start Reception and Year 3 in September but we want this to be a long-term move, hence the worry for secondary schools. Nightmare.

Walton town centre is better than weybridge! Weybridge has crap shops. You get more for your money in Walton but even then a period 4 bed for 625 on a decent road would be a lucky find in my opinion. The house linked to earlier is in Hersham which is a drive from Walton but has a really good infant school and is in catchment for Esher High which is generally considered better than Rydens. Ashley or Cardinal Newman are considered the best primaries in Walton but you need to sell your soul to God to get in to either.

do take a look at Hinchley Wood, if i was doing it again that is where i would go. houses are still good value and schools are good. Esher/Claygate is merging into it. Close to Kingston & Weybridge. good commute to London too.

I did spot your price limit, but to be honest I would say you need to compromise. You could have nice, with period features in Guildford, close to town but maybe not 4 bed and certainly not GA catchment. I think in the South East, you will be struggling to get in a good comprehensive catchment with a pretty period house, 4 bed etc. for your price range.
You could assume your kids are grammar school/ super selective candidates, and then find a house possibly meeting your requirements in a less fashionable area. Maybe Reading, and assume your kids will get into Reading Grammar/Kendrick?

We're in (Royal) Tunbridge Wells. Which ticks most of your boxes apart from the commute to Waterloo - it's Charing X, or Waterloo East.
