Shall we put our house back on the market?

OK - we've been reluctant landlords for the past few years following a job relocation when the housing market really grounded to a halt and mortgage lending dried up. We decided to try to sell the house after our tenants vacated last autumn and we sold within the month). The shortish chain has just broken down 4 mths later(Grrr!) mainly due to our buyers' incompetence. Seasonally, is April a good time to attempt to sell a house - we're assuming that the housing market now is better than it was in Nov but I want some reassurance!

Whereabouts are you? Certainly here in the SW, there are more viewings, and I drove past 4 sold signs on one road today, where a lot of houses have been on for ages. Is that reassuring enough?

Depends on the house and what you want to get for it. In London, it's as if the crash never happened Hmm.

Does it have a good school near it - would people be keen to get their children in there for Y6 applications in the autumn? Houses do look nicer in spring than in mid-winter but I don't think borrowing money has become vastly easier and, without wishing to depress you, tomorrow is "Worse Off Wednesday" when many people will start to feel the pinch even more than previously.

SW - so thanks for that onesandwichshort. Having a wobble since our ex buyers are pressurising us to keep the house off the market for a while longer to give them time to find another buyer quickly.

Have noticed a lot of sold signs all of a sudden recently. We also in the SW albeit in quite a desirable location. I also think there is a lack of supply in some areas too as some of the houses that have sold around us have been on the market for ages and I think buyers are fed up of waiting!

That is interesting about 'worse off Wednesday' being tomorrow lala! I know so many people who lost their jobs last week it's a pretty grim picture from where I'm standing!

We have an oversubscribed primary school down our road and we are definitely priced to sell. The area is desirable enough for Waitrose to be within walking distance so back on the market it is then. There seems to be only one comparable house in the area and our house is more competitively priced. I guess at the end of the day that since we attracted offers in November, we should surely be able to attract offers in April having been SSTC and 'off' the market for the past 4/5 mths. Anyway, my fingers are crossed and another deep breath...

Blimey, you seem to be in almost exactly the same position as us. We had a buyer in Oct, but their buyer fell through too. The only difference is that ours lost the will to live, or at least sell, and so pulled out.

And I completely agree with smashingtime about the lack of supply. I am only a tiny bit upset about the fact that ours hasn't sold, because there has only been one house on the market in the whole six months that we might have considered buying, and even that wasn't exactly perfect. So it's saved us several months in rented, which is no bad thing.

But your house sounds lovely, for both the school and the Waitrose (we have neither here..) so I am sure you would do well. The only thing you might want to think about is getting the house re-photographed so it looks as though it's just come on the market. We did that (and used a decent photographer) and it has made a big difference I think.
