Trying to sell - Critique my house!

House has only been on the market a couple of months but I have seen a wreck I love and want to get moving (so to speak).

We have had about 8 people around and feedback has been very non-specific so I'm after honest opinions on my rightmove ad. I have namechanged so as not to out myself but am fairly regular here.

I do have a man coming at the weekend to repaint the front of the house and the downpipe as I know it looks a bit tatty.

Photo's are much, much better; I would book a viewing now.

Descriptions still very poor though.

I know when you update a description, it shows up in the 'updated in last 24hrs' search, but it doesn't seem to do that with a picture update. Which is a problem, because everyone who has seen it, but discounted it due to crap pictures, probably won't look again.

this is the first time today i have read this thread and i thought the comments re poor pics were referring to the ones i looked at not previous ones. i think even these pics are quite poor especially the sitting room one and the one of the front of the house. i think the front of house pic would look a lot better taken straight on or at least from the other side onwards.
i did wonder about the comments about the clutter etc as looked very tidy to me then realised they were referring to previous pics
why is there no pic of a bedroom? this would put me off
i think the garage/studio should be a main selling point. this alone would persuade me to view it even if i didnt think much of the pics
i think the rear garden looks lovely
i love this style of house so would view but agent needs to improve pics and details so you dont miss out on potential buyers

Me too chickchick I was wondering where all the clutter was and feeling very inferior in my cluttered house.

We had loads of people look round our house. We had a lengthy experience of trying to sell our house and here are a few things we learnt along the way:

  1. Try to make each room look as close as you can to something from the pages of a home magazine. Stand at the door of each room and think what does it need.
  1. Put away or get rid of anything which isn't contributing to the 'look' of that room.
  1. It's worth adding a few things such as a bowl of fruit, pair of curtains or a picture on the wall (don't go mad and spend shed loads of money, keep it simple)
  1. Smell matters! That old cliche about baked bread, freshly ground coffee, vanilla cakes they actually work in adding to a homely feel.
  1. It's all in the detail. Have you cleaned/whitened the grout inbetween the tiles, rubbed the scuffs off the walls. All those little things are hard work and a pain in the arse, but so worth doing.
  1. Tart up the front of your house, a lick of paint (epecially if it's white) make a lot of difference and tasteful flowers (hanging baskets, window boxes and pots full, you can take with you).

OP could they include a pic of garage from the rear so people can see access? also pic would make it very clear that there is car parking for people who discard on pics before reading details

btw love the open fireplace, claw foot bath, wooden floors, solid wood worktops, tidy garden, general decor (well in fact love some of the decor)

Hi, thanks for feedback, the agent took the pics this morn and I did ask him to add the one of the main bedroom too so I'll have to ask him again to put that one on. I'm expecting the painter to come and do the facade this week so I'll get him to do a new pic of that from straight on so the hedge doesn't look so unruly.

I did have a good tidy of the front this weekend and once it's painted it will look a bit smarter.

I gave my amendments to the details to the agent, which included some of the suggestions on this thread so hopefully they will pop up tomorrow.

People from Sat liked the house (which is tidied and scented with Jo Malone's finest) but thought the road was too busy, didnt dislike anything about the house itself though so with a few more people through the door it may all happen.

Thanks for all the input, check back tomorrow to see if the agent has added my points to the description

The only things that sprang to mind were:

Cut the grass.

Move pink kettle out of sight.

Other than that it looked good to me.

I think the new photos must be an improvement - I read quite a lot of the thread wondering what people were on about before realising they MUST have been retaken!

My friend lived down that road when we were teenagers - I have number 7 in my mind. :o

It looks v nice only the lack of mention of a garage is idiotic (not you, the EA). The only thing that worries me about the pics is that it looks like there are two bloody great cracks going down either side of the upstairs bay. Is that right? Or are they just cables?

at the very least agent should amend details to include 'garage' under key features as lack of one is a deal breaker for some people

You should definitely get them to mention the separate office / studio - we sold a house with a separate studio, and quite literally had people knocking on the door saying 'we know it's sold, but if it falls through, would you bear us in mind'.

Photos much better!
