Offer now or afer?

Like a house, want to offer. EA and vendor (who seems straighforward) says another second viewing a week on Saturday.

Should we make our best and final offer now which will be below asking price or do we wait and see if an offer is made following second viewing.

The offer we will make will be teh top of our budget so we will have no room for manoevre or a bidding war.

We are chain free.

Either way the viewer on Saturday may not want the house or could offer more than you. If the offer is well below, then they are unlikely to take the house off the market with another viewing lined up so you might as well bide your time.

If the offer is close to asking price you may be better trying it before Saturday. How keen are they to move - the chain-free aspect could be deciding but you don't know what you are up against.

Sometimes the fact that the seller has been made an offer, albeit unacceptable, can encourage an offer. Our offer will be about 23-15% under. It has sold 3X before but fell throuh re problems with chain/finance but it would be fairly easy to trump us

I don't want to make a time ltd offer as that is a bit aggressive.

EEK I do not know what to do.

If you like the house, make the offer now. This way the vendor has time to consider your offer. If there are any offers on the day of the viewing, all cards are on the table. You dont want the vendor to get an offer on the day as the viwing, and accept it without seeing yours first. Vendor may not accept your offer before the viewing though. Giving a 3 week time limit on the offer will not seem agressive, but reasonable, as your offer expires in good time after the next viewing. You will seem fair and reasonable, and make sure the vendor knows you are chain free and good to go. Good luck.

Your offer is significantly under. If somebody has had offers three times at a much higher price, even if its fallen through each time they are unlikely to budge unless they really have to and they can pass on the price reduction further up the chain. This is from my recent experience. It really depends on why they are moving and what they are moving to.

Make an offer now and be prepared to wait it out. Maybe see other houses, especially with the same agent.

Are you chain free but also mortgage free - lots of deals are falling through due to mortgage companies turning down mortgage applicants even if they had given them a decision in principal.

We are not mortgage free but we have a 100% certain mortgage and big deposit bar loosing a job we are ok on that.

Yes we will offer and move on, just tactically wondered if it is likely to make it harder to get or best to wait and see and if second viewer does not offer in three weeks then offer
So hard to know what to do.

If the second viewing is a week on saturday they can't be that interested or maybe even in a position to make an offer. Put your offer in and forget about it, say it expires in x/y weeks and then see what happens. Good luck

Pay no attention to other viewings. May come to nothing anyway. Make an offer if you wish, verbally, and follow up with something in writing - your financial/chain (or not) position, timeframe/flexibility. Then agent & vendors know you are serious contender. Two weeks is more than enough time to consider an offer/leave it on the table.

NEVER get drawn into a bidding war, please! If the other viewers are able to/wish to make an offer and can offer more then nothing you can do.

There may not be further/higher offers. Don't tie yourself up in knots trying to be too tactical. Offer what you are happy with.
