Good afternoon

I do not know if anyone can put my mind at rest. We are due to have a buy-to-let valuation on my mum's house as we are looking at moving her in with us.

The problem is her house is EXTREMELY cluttered, she is disabled and finds it very difficult to keep it tidy. We have tried numerous times to clear out, declutter etc but she finds it very distressing. Now obviously, it will have to be done before it is let and we need to do some cosmetic changes.

However, for the purpose of the valuation there is very little we can do to make it any more presentable. We are going to go down early and try and hoover, tidy us as much as we can. My question is, do surveyors see past this to look at the potential. The property is a two bed cottage with upstairs bathroom, double glazing, central heating, garden. It could do with a lick of paint inside and out but apart from the serious amounts of nick-nacks inside, it has a lot going for it.

I think it is worth explaining the situation to the surveyor and telling him that you do plan to clear out and redecorate but he will be more interested in its structural condition than the way it is presented: whether there are damp issues, whether is is "unconventional" construction, whether it is in reasonable order regarding heating, plumbing, electrics etc, how large it is and, ultimately, how much similar properties sell for.

I'm sure he will be sensitive to the situation if you explain that your mother is having difficulty coming to terms with getting rid of some of her things.
