Trying to sell - keep the dining table or not?

Our flat is tiny and tbh, the reason we're moving is because there's just no space at all, certainly not for a family.

Our living room is v v v cramped, and it would look (and feel) much bigger without a table and chairs in it - the previous owners didn't have one but had two sofas instead and the room actually felt quite spacious.

But surely not having a table and chairs is highlighting the fact that there's no space for one, which would really put buyers off?

What do you think? Is it better to keep the table (demonstarting that you can fit one in even though it's impossibly cramped), or to get rid (and risk highlighting the space issue)?

Do both. Have a fold out table that can be used when needed but will be kept out of the way when not in use. Is there space in the kitchen for a very small/fold away table?

It depends on the kitchen and also how you lay teh room out.A table is good if it is a flat that more than one person will be living in as it can be used for several things

So do you have 2 sofas and a table? I would get rid of one of the sofas, everybody will come in and think where would you eat. Small flat declutter, declutter, declutter. Keep as much floor space free as possible.

We have one (little, two seater) sofa. Plus one tiny little tub armchair. The table we currently have is the smallest that we could find that would accomodate four people eating. No space in galley kitchen whatsoever.

I wasn't joking when I said it was tiny.

Noddy - that's the problem. There's four of us so we need a table. But it does mean zero space.

Scurry - a fold out table?

Oh, ok. But what about chairs? And doesn't that also highlight the space thing - screaming, 'there's no room for a proper table in here!'?

Who are you likely to be selling to? If not a family, I'd look at a small table like this that can be moved out of the way/set up for one/two.

When we had our flat, we tried to remember that the people buying were probably us when we bought it (ie pre-kids). So decluttering but especially making children's things out of sight, and being appropriate and stylish for young professionals. Not easy when there needs to be a potty in the loo! We had lots of boxes for everything under the beds...

I agree it depends on who is likely to buy. Young professionals may like entertaining space so I would put in a table (with maybe stacking chairs/stools).

If it is more of a single person crash pad then sofa space is more desirable.
