Please solve a disagreement for me!

We bought a 4 bedroom house last year which we bought very cheap as it needed a lot of cosmetic work. Over the last year we have put 2 new bathrooms in, redecorated everywhere and by next month will have knocked 2 walls down and made a 30ft kitchen diner.

I am keen to get it valued by an estate agent just for curiousity's sake, DH says its pointless as the market is so unstable etc.

Would you get it valued or not bother?

We aren't thinking of selling by the way- its an at least 15 years house- its just out of curiousity.

I would do....but only because I'm planning to do the same thng after we've finished our renovation work. I'm curious to see if we've added any value (in the eyes of the EA anyway) to the house or not, otherwise I'll just waste time wondering.

To know whether youve added value would be nice but your DH is right.

EA's will always give you a price that will try and entice you to go with them (now or in the future), thats not necessarily the real price (if you were selling they would hook you with a very good price then when signed up and not sold, subsequently tell you the price needs to come down).

And in this current market what it gets valued at today won't be what it is in a years time. plus there can be a big difference between advertised price and what it actually sells for.

Maybe check on rightmove of some local houses recently sold, that will give you a ballpark. If they are on the same street go and have a nose when passing!!, if they are like yours thats a good guess.

If you do get EA's to value it, they will be badgering you for weeks afterwards to get your (non existant) business!!!

Just enjoy the house as you say its a life house so maybe get valued in 5 to 10 years, youll maybe change mortgage in that time so may need a new valuation then.

Get it valued after the kitchen diner is complete. Why not it costs you nothing - it might make you feel worse or better who knows. Also good to feel like you are wasting an estate agents time Grin

Only get it valued if you are happy to have estate agents ringing you up every week for months after badgering you to put the house on the market. We had ours valued in November and they are still bloody calling despite me telling them we have no interest whatsoever in selling Hmm.

We are going to do this next year when our mortgage deal ends to see if it is worth while paying for a mortgage valuation to get a better deal.

We have converted a double garage and we are decorating throughout as it was dated.

With the housing market being appalling, surely the EA would want a little jolly jaunt out to your house, and a nice cup of tea and a chat Grin

Thanks everyone, will wait til the kitchen done and have it valued but be clear we are not looking to sell for donkeys years immediately, we want to see if it has increased in value before putting it on the market Wink

Ivy I assume by "he" you mean the estate agent rather than DH? As my DH would probably have heart failure if he saw me in fluffy slippers and an apron.

Since the estate agent can be in and out in half an hour, why not? It hardly matters if you get them back in a year or whatever. Estate agents like to build up a relationship with potential sellers so won't mind coming even if you're only vaguely thinking of selling one day. Get them now, then as well when you've done the work. Just remember they are only giving you an opinion based on how they see the market at the moment, it's not a valuation.
