Any landlords? need electrical safety advice

We are renting out our old house for the 1st time as have been unable to sell it. We lived in it for 7 years

We had a company in to do a gas and electrical safety check. The only area that failed on the electrics was the flex to the boiler so I will get it fixed. However the certificate advised a periodical electrical check as the wiring is old and has rubber cable in some areas BUT this didn't cause a fail on the electrical safety check.

Does anyone know the legal position? I understand a periodical check isn't a legal requirement. Just worried if we don't have it done and it was advised what position we'd be in incase of an incident.

Any advise appreciated

Certainly as far as Scots law is concerned, a periodic inspection isn't mandatory for rental property. There's a good guide to the process here:

If you did get one carried out, and anything in the report was stated 'unsatisfactory', you would have to have it rectified; you couldn't proceed knowing there was a problem.

I get one done with every new tenant or 5 yearly, whichever comes first. I think the law on electrics in rented property is dangerously lax.

this landlord got away with it as there currently isn't a law to prosecute under but I would rather pay for a periodical check than be responsible for someones death, as would most people I suppose.
