Herne Hill vs East Dulwich?

We are looking to buy a house somewhere in the area and I would be interested in your views re: these two neighbourhoods. Do you think they are more or less similar in demographics / desirability / safety? Which would be better from the investment point of view (ie which is likely to appreciate more)?

Herne Hill would be more convenient transport-wise (City Thameslink) but it also seems more expensive.

I was rather freaked out by the stabbing at the East Dulwich station last week - but I guess Herne Hill is also rather exposed being so close to Brixton...

I would be grateful if you could share your views and experiences.

PS To give some background, we are refugees from Hampstead and are currently renting in E.Dulwich around Hornimann's.

I'm a South Londoner born and bred and although it apears to go against the majority view I'd choose most of East Dulwich over Herne Hill any day. Herne Hill, unless you are looking at edging towards West Dulwicht and up Croxted Road or looking at houses off the hill itself, past Red Post Hill, is IMHO far less attractive and... well, sod it I'm allowed to say it, it's my home area, rougher than East Dulwich.

East Dulwich has the benefit of not only JAGS and Alleyns (and the College not far away if you have a son) but also the park (I know Herne Hill has one too but I've never like Brockwell!), and a greater number of local shops and facilities. The houses near the library at back of the park are nice and it's fairly quiet there too. The Victorian houses in Ondine Road area are fairly spacious (family owned there, many moons ago) and very close to the station but I suspect the road and those around it have gone downhill since I was last there.

Well not really, unless I moved to the back of beyond rather than nice commuter village where I live now, property angst is rife up here too, I can't afford to buy a house in the street I lived in as a kid because it is in the catchment of one of the best state schools in the country...sigh, but i could with £500k. However if I hadn't left London I probably wouldn't have had three kids, wouldn't have been able to stay at home with them, and we are riding out the recession thanks to paying off our modest mortgage so pointless to moan. It can be a bit quiet here tho' and I never got to try out Brockwell lido because it was still closed up in those days.

Ah, Needanewname, how kind of you to do the search!.. but the links don't work... Confused Anyway, I have checked therightmove for Herne Hill and I think I have viewed all the properties in our price range.

Valhalla, how interesting that you think HH is rougher than ED. An agent was trying to convince me of the same thing today but I was a little sceptical because he was trying to sell me an E.Dulwich property.

Hi. We are also looking to sell our house in east Kent and rent in Dulwich(because now renting is better than buying). Can we get somth good at around 2000 per mnth?

Hi Umnitsa, I think you should take a closer look at Honor Oak - depending where you are you can instead walk to Crofton Park which is on the Thameslink line through Blackfriars/City Thameslink/St Pancras.

The prices are definitely better than ED and there are four outstanding primaries within a small radius. (Stillness/Dalmain/Fairlawn/Horniman.)

I personally love where I live now, in SE15 Peckham Rye, less than 10 minutes to Lordship Lane as well as to the Thameslink at Peckham Rye. Peckham Rye Park is fantastic and also 10 minutes away, and there are two fab cafes around here, on Bellenden Road and on Choumert.

It's a bit of a mixed bag with the schools in SE15/SE22 though so we are heading to HOP.

I do think HH is rougher than ED too, btw.

luckyleo - yes you can get a very spacious house in Dulwich for 2k/month.

And Ondine Road is a lovely street by any measure.

Brixton tube station - how safe? Thinking of renting at Herne Hill with a 5/6 year-old. House close to park but I would have to get home around 10pm unaccompanied, through the tube. Would have to get to Battersea Park (daughter) and Battersea Square daily.

Thinking between renting in Herne Hill or in Hammersmith. Worried about safety of transport links through Brixton - metropolitan police not very helpful.
