HIP - Home Information Pack

I know these are no longer required. My query is, in considering making an offer on a property purchased 18 months ago by the vendor, is it possible to obtain the original HIP? Anyone experienced this? Thanks.

Why would you want it Confused?

I don't know. Good question though. (Surely you'd want it as it has a load of useful info in it about the house that no-one may mention otherwise.)

Chaotica thanks for that. It would be a useful first step, before deciding on a survey. My thinking was, for all the effort that went into these packs, why not share it?

But the HIPs didn't contain home condition reports (except in Scotland where, I think, they still do). They had searches - which would now be out of date - and leasehold information, warranties etc and the energy performance certificate which, again, if the new owner has put in double-glazing or loft insulation or even low energy bulbs will no longer be valid.

fwiw I'm going to ask the estate agent anyway. I'll update. Thanks ladies.

Let us know how you get on.

Although some info will be out of date, I know of a just-sold house which revealed quite a lot about in the HIP (eg that there had been a recent flash flood, in a house position which simply wouldn't have made a buyer think about such things). That kind of thing doesn't go out of date.
